Summary Even allowing for the continuation in the growth of smaller households, the projected number of new housing units set for the Plan period seems too high in<br />

relation to the projected increase in the local population, i.e. 6,300 extra housing units for an extra 7,250 people!<br />

Summary Given the population increases discussed and the accepted increase in single person households it would appear to be unreasonable for the local authority to<br />

set a housing target figure at the lower end of assessed private housing need. Whilst it is accepted that there needs to be an element of restraint and a desire<br />

to protect the Welsh language and the natural environment, this needs to be balanced against the current and future needs of communities and the impacts a<br />

restricted housing supply can have on affordability and retaining the younger generations in the county. Restricting housing numbers will not reduce demand,<br />

and will only result in inflationary house prices.<br />

Change Sought: It would appear more appropriate to set a housing target within the central range of the private market land requirements to balance the needs to protect the<br />

Welsh language, the natural environment and to meet the needs of a growing population. A housing figure in the order of 8,000 units is more likely to better<br />

balance the above issues and to assist in the creation of future sustainable communities.<br />
