I believe that the wording of the document on these matters could be strengthened to reflect the more forceful wording of PPW Section 2.8.1. Lands grades<br />

1,2 and 3a should only be developed if there is an overriding need for development and other previously developed land or land in lower agricultural grades is<br />

unavailable.<br />

Summary My Wife and I fully support the LDP designating Green Wedge 8 (Between Llanelian & Colwyn Bay) as this very much enhances the local area surrounding it.<br />

However because of this it is assumed that as the Green Wedge 8 covers the considered development sites 233, 234, 265, 266 and 333 that these are no<br />

longer being considered as suitable for development and we fully support this decision.<br />

Summary I support the plan and in broad outline, and particularly wish to support the development of green wedges. Living in Llanelian I am particularly concerned that<br />

a number of applications to develop land around the village have been made. If permission for these is granted the character and appearance of both the<br />

village and the undeveloped countryside would be damaged. This would not be in keeping with stated proposed policy (7.5) CN5.<br />

A further factor that should be considered is existing policy CTH/2 which outlines development affecting heritage assets, including conservation areas.<br />

Llanelian is a designated conservation village, and as such needs protection from encroachment.<br />

Policy DP/2 states "over the plan period no market housing sites or employment sites will be allocated." This would suggest that the applications for<br />

development adjacent to the village is inappropriate and should be rejected.<br />
