Summary We consider that Diagram 3 (which it is recognised canot be definitive) is potentially misleading as it could be considered to indicate that the urban area of<br />

Llandudno Junction is confined to the area north of the A55. Such an interpretation would exclude the large area of existing development to the south of the<br />

A55 around the junction of Conway Road and the B5381. This development forms part of the built-up area of Llandudno Junction and includes a hotel, public<br />

house, a petrol filling station and existing houses together with a substantial area with planning permission for offices.<br />

Change Sought: Diagram 3 should be amended to show specifically that the area in the vicinity of Black Cat Corner south of the A55 forms part of the Urban Development<br />

Strategy Area.<br />

Summary It is noted that the Council are proposing to place 70% of employment land provision for Llandudno, Llandudno Junction and Conwy on the site at Esgyryn.<br />

This is deemed to be unsound and unsustainable. Whilst it is acknowledged that the site is well placed to secure the provision of a reasonable proportion of<br />

employment land it is considered that the split of uses as outlined on the masterplan included at Appendix 2 demonstrates a better use of the site than the<br />

Council proposes.<br />

Change Sought: Some of the employment provision proposed at Esgyryn should be re-allocated within some of the other key settlements to ensure the provision of<br />

employment land throughout the Borough and reduce the need for people to travel some distance for work.<br />
