Summary I fully support the development of a diverse range of houses built to a high standard. Affordable houses are an important part of the mix. It is vital that public<br />

spaces within new developments are of the highest standards with firm contractual agreements on their continued maintenance.<br />

Summary RIFW support the identification of Abergele as a key settelement which should satisfy the needs of the area to deliver growth in housing and empolyment.<br />

RIFW have idenified land in their ownership off St George Road Abergele which they are willing to bring forward for development. The land is a delivereable<br />

site which is capable of accommodating housing as part of a sustainable mixed use development.<br />

Summary This LDP fails the tests of soundness CE1 and CE2 for the Abergele area. It is not realistic, the allocations are excessive, and the plans are incoherent and at<br />

times misleading. The Traffic Study states that a bypass would be required to relieve the extra traffic caused and that the town centre would remain<br />

congested, but there is no bypass detailed on the Proposals Map 4. There is no robust and detailed evidence of appropriate consultation with local NHS<br />

Bodies, Schools and the effect of Denbighshire's LDP at Bodelwyddan on the latter.<br />

Change Sought: A further period of consultation and up-to-date Traffic Study is required to clarify how 'realistic' these proposals are when taking into account whether or not a<br />

bypass is proposed, and how the high throughput Eye Clinic at Abergele Hospital will effect traffic. Detailed and published consultation with 'local' NHS Bodies<br />

and Schools is required, along with evidence about what the effect of Denbighshire's LDP plan for Bodelwyddan would be on the latter. The appropriateness<br />

of allocating housing on the Business Park needs further analysis, in light of the fact that there are further planning applications for major employment e.g.<br />

acute brain injury/dementia unit, and the fact that this area of land had always been earmarked for quality business ventures. The Welsh Language (Wales)<br />

Measure 2011 needs to be taken into account in the context of the Abergele LDP proposals, in the context of a proposed detailed consultation with 'local'<br />

schools and the evidence presented in the last 3 Census <strong>Report</strong>s for the town.<br />

Summary The plan makes insufficient provision for housing land allcoations in the Abergele, Towyn and Kinmel Bay area.<br />

Abergele should make a significantly bigger housing contribution to the Plan.<br />

Additioanl housing land allocations are justified in Abergele as it is a key settlement with good access to public transport which link the area to the major<br />

employment areas in North Wales.<br />

Change Sought: Allocate additional land in Abergele.<br />

Summary I am extremely concerned at the quantity of "affordable" housing that you are proposing to build in Abergele. There are enough problems in Pensarn with<br />

drugs, and the thought of this spreading into the Abergele area is extremely worrying to a parent of a teenager such as myself.<br />

I am also concerned about the level of traffic this will bring to the area. This will not necessarily increase the benefits to local businesses. There's no parking<br />

available in the town centre. Abergele cannot cope with this volume of additional housing.<br />

Change Sought: Do not build the affordable housing in Abergele, build it in Kinmel Bay/Towyn instead.<br />
