Summary We have no objection to the generality of the Policy, but it should be made clear that 'a' and 'b' are alternative circumstances and not circumstances that must<br />

both be met. Self-evidently if a site or its usage is incompatible with surrounding land uses it makes absolutely no sense to seek to retain it in employment use<br />

for other reasons.<br />

Change Sought: The insertion of the word 'or' between 'a' and 'b' would resolve the problem.<br />

Summary This policy significantly overstates the land required for economic development purposes.<br />

The Abergele Business Park was granted planning permission under very questionable circumstances contrary to the local plan. Permission was granted on<br />

the understanding that it would create a thousand new high tech jobs. To date this site has achieved virtually nothing.<br />

Tir Llwyd has been in existence for approximately 30 years. To date it is probably half full. At Bodelwyddan and St Asaph there are several large employment<br />

sites empty.<br />

The events of the last 30 years do not support the over allocation of employment land.<br />

Change Sought: The Abergele Business Park (Science Park) should be retained as originally agreed, i.e. No housing development on the site. The site south east of Abergele<br />

should be deleted from the Plan. The definition of commuting needs to be re-examined.<br />
