Summary There is nothing within PPW that seeks to impose control over housetypes in this fashion and certainly not in a manner that precludes the provision of houses<br />

with in excess of three bedrooms. Furthermore, as a key component of household growth in Conwy relates to inmigration it is clearly illogical to provide<br />

housing simply in relation to the percieved needs of the local community.<br />

On smaller developments, requiring a mix of housetypes may actually result in a disjointed design approach to the detriment of character.<br />

Change Sought: In our view this Policy is unnecessary and inappropriate and should be deleted.<br />

Summary The Policy refers to a housing mix of predominantly 1, 2 and 3 bed properties. However we consider that this should be left to the needs and requirements of<br />

the market at any particular location. This policy is not appropriate as it sets out requirements that might not be suitable for all development sites in Conwy.<br />

Whilst the policy does provide a caveat to allow for deviation it is nontheless likely that the appropriate development mix for that site would be chosen anyway<br />

based on evidence of market neeeds and requierments.<br />

Summary we believe this would be better left to the needs and requirements of the market. In addition, the policy contains a caveat to allow for a different mix of<br />

housing where evidence requires. this policy is unnecessary and would merely represent another level of bureaucracy to navigate. Provided the authority has<br />

an up-to-date LHMA, the evidence of market needs and requirements will be available for all. When housebuilders plan to develop a site, they will provide the<br />

most appropriate product for the market, which should correspond to the evidence of market needs and requirements.<br />

The Council will seek to secure the provision of appropriate mix of market housing and affordable housing for local need reflecting the requirements of the<br />

latest local housing market assessment and the needs of individual settlements.<br />
