Summary The proposal for mixed use development including 'Health/Medical Employment" at Abergele Business Park is supported. This presumably relates to<br />

health/medical uses within Classes C2 and D1 (which have previously been permitted), and ancillary uses.<br />

Watershore's recent proposals for a physical disability centre (C2) and ancillary uses on this site were described as providing supported living<br />

accommodation for local people with profound physica and learning disabilities, providing over 40 new jobs, but was still rejected.<br />

This policy would support such a proposal in the future, but it would assist all parties if the range of uses were clarified.<br />

Summary for the avoidance of doubt we would advise that we support the principle of a mixed use development on the basis of the uses proposed by the local authority<br />

however we are concerned that the split of development currently proposed will in the long run prove to be unviable. The split of development as proposed<br />

within the indicative masterplan produced by Pod is more workable and would be supported.<br />

Summary Ainscough Johnson welcome the designation of the former aluminium factory site within this policy.<br />

Change Sought: The policy and supporting text should be amended to include tourism uses and small scale retail uses. There is a need to encourage and support the tourism<br />

sector and exploit the tourism potential of the County and sites such as the former aluminium factory has significant potential to accommodate facilities that<br />

will enhance and support the tourism industry in this part of the plan area, but also the national Park.<br />

Policy EMP4 should not therefore be prescriptive but should be more flexible and provide for a variety of potential uses at Dolgarrog.<br />
