Summary In the development of the proposal at the Esgyryn site we have made it clear regarding our aspirations to create a flagship scheme for the site, which includes<br />

provision of energy efficiency and sustainability at its core. In this regard the proposed development included at Appendix 2 will meet and endeavour to<br />

exceed the requirements laid out within policies NTE/7, STR/1 and STR/4, including the provision of a public transport link through the site; albeit such<br />

aspirations can only be achieved if due regard is paid to the viability of the development and the split of land uses proposed.<br />

having regard to its potential visual impact, nor has consideration been given to the possible cost of providing such facilities and the impact that this will have<br />

on house prices and the level of affordability. Without clear evidence that this policy is deliverable, it is not an approach that the LPA should be pursuing.<br />

introduces local requirements that are inconsistent with national policy.<br />
