Summary In the development of the proposal at the Esgyryn site we have made it clear regarding our aspirations to create a flagship scheme for the site, which includes
provision of energy efficiency and sustainability at its core. In this regard the proposed development included at Appendix 2 will meet and endeavour to
exceed the requirements laid out within policies NTE/7, STR/1 and STR/4, including the provision of a public transport link through the site; albeit such
aspirations can only be achieved if due regard is paid to the viability of the development and the split of land uses proposed.

introduces local requirements that are inconsistent with national policy.
