CHAPTER III-01<br />

DESIGN TASKS AND DELIVERABLES<br />

1. DESIGN PROCESS<br />

1.1. It is expected that the design, shop drawing, fabrication <strong>and</strong> construction progress in<br />

stages generally with approvals provided by the City before advancing to the next<br />

stage.<br />

1.2. A kick-off meeting shall take place before beginning design on any program<br />

component. The kick-off meeting shall:<br />

1.2.1. Involve City representatives <strong>and</strong> appropriate DB <strong>Design</strong> Team<br />

1.2.2. Delineate who from the DB <strong>Design</strong> Team will be performing the work <strong>and</strong><br />

where.<br />

1.2.3. Establish the starting point for design, e.g. what is known <strong>and</strong> not known to<br />

date, what direction has been documented <strong>and</strong> the applicability of that<br />

documentation.<br />

1.2.4. Outline the general design process to be followed.<br />

1.2.5. Define stages at which there will be formal <strong>and</strong> informal check-ins,<br />

presentations, hold-points, <strong>and</strong> submittals.<br />

1.2.6. Establish what formal reviews <strong>and</strong> approvals are required to be preformed by<br />

the City.<br />

1.2.7. Review the cost <strong>and</strong> schedule guidelines for the component to the extent they<br />

are defined.<br />

1.3. In addition to the major design phase deliverables listed for 30%, 60% <strong>and</strong> 100%,<br />

many systems <strong>and</strong> components require intermediate documentation <strong>and</strong>/or<br />

presentations to secure City approval. These are generally listed in the Program<br />

Criteria Document.<br />

2. DESIGN-BUILD DOCUMENTATION<br />

2.1. The Tasks <strong>and</strong> Deliverables in this Chapter list documents that are conventional<br />

<strong>Design</strong>-Bid-Build documentation. There are two instances where <strong>Design</strong>-Build<br />

construction documentation may vary from the listed conventional <strong>Design</strong>-Bid-Build<br />

documentation.<br />

2.1.1. The DB may submit manufacturer’s catalog data for a particular product in<br />

lieu of a prescriptive specification.<br />

2.1.2. The DB may progress directly to shop drawings that can be included as<br />

design drawings, wholly or partially eliminating the conventional biddable<br />

<strong>Construction</strong> Drawing.<br />

2.1.3. The above notwithst<strong>and</strong>ing, if there is no final agreement on a GMP, then<br />

conventional biddable Specifications <strong>and</strong> <strong>Construction</strong> Drawings will be<br />

required as detailed below.<br />

2.2. Requirements for alternative documentation<br />

2.2.1. The DB is encouraged to seek alternative methods of preparing documents<br />

for construction that can save time <strong>and</strong>/or money. In proposing alternative<br />
