ness buildings should only be permitted if serving the inhabitants‘
own requirements. The land development plan
2010 (draft 1998, see enclosure B4) establishes only one single
area of building development land. The restriction on
the expansion of building development land supports the
conservation of the traditional settlement pattern (scattered
buildings with occasional linear or clustered agglomerations)
and works against an overdevelopment of the landscape.
Buffer Zone
On both the German and the Swiss side the main parts of
the shores of Gnaden-, Zeller- and Untersee (Lake of Mercy,
Lake of Zell and Lower Lake) are protected by laws on the
conservation of nature and landscape (nature reserve, i. e.
conservation area “Bodenseeufer”, nature reserve “Wollmatinger
Ried”, BNL-Area “Untersee-Hochrhein”: see enclosure
B3). The lake and its protected shores constitute a very effective
buffer zone around the island providing additional
protection.
