Regional Storm water detention<br />

for downtown OP. OP is actively<br />

promoting redevelopment of its<br />

downtown area as part of <strong>the</strong><br />

Vision Metcalf Plan. The city<br />

adopted a form based code that<br />

may result in more intense urban<br />

uses within <strong>the</strong> downtown area.<br />

Downtown OP falls on a ridge line<br />

and drains into three watersheds<br />

to include Brush Creek to <strong>the</strong> east,<br />

Turkey Creek to <strong>the</strong> west, and<br />

Indian Creek to <strong>the</strong> south. Flood<br />

studies of <strong>the</strong>se three watersheds<br />

had identified a substantial<br />

number of homes and businesses<br />

in flood prone areas in each of<br />

<strong>the</strong>se watersheds and in<br />

downtown OP. Currently, storm<br />

water detention facilities are<br />

required to be constructed with<br />

development and redevelopment<br />

projects that significantly increase<br />

impervious land cover when <strong>the</strong>re<br />

are identified downstream flooding<br />

problems. Construction of regional<br />

storm water detention facilities to<br />

control and/or reduce runoff<br />

generated by redevelopment of<br />

<strong>the</strong> downstream area.<br />
