House Bill 406 – Delegates Weir, Boteler, and Minnick<br />

AN ACT concerning<br />

Real Property – Landlord Liability for Injury or Damage – Requirements<br />

FOR the purpose <strong>of</strong> establishing that a landlord is not liable for injury or damage caused<br />

by a certain condition in a residential rental unit unless the landlord knew or had<br />

reason to know <strong>of</strong> the condition that caused the injury or damage and had a<br />

reasonable opportunity to correct the condition; defining certain terms; providing<br />

that this Act does not apply to certain matters or activities regulated under certain<br />

provisions; providing that this Act does not alter certain rights and remedies and<br />

does not prohibit a tenant from reporting certain code violations; and generally<br />

relating to requirements for landlord liability for injury or damage.<br />

House Bill 407 – Delegates Weir, Boteler, and Minnick<br />

AN ACT concerning<br />

Breach <strong>of</strong> Lease – Tenant Protection from Imminent Danger<br />

FOR the purpose <strong>of</strong> altering the period <strong>of</strong> notice that a landlord is required to give to<br />

evict a tenant or the person in possession <strong>of</strong> the premises if the tenant or another<br />

person breaches the lease by behaving in a certain manner that constitutes a danger<br />

to certain persons or property; and generally relating to the period <strong>of</strong> notice a<br />

landlord is required to give before making a complaint to the District Court to<br />

repossess certain leased premises.<br />
