RLS 101 Principles of Real Estate I/License Preparation<br />

3 cr. hrs. 3 periods (3 lec.)<br />

Combined with RLS 102, RLS 101 is an in-depth and comprehensive study of the principles and laws that govern real<br />

estate. Includes, but is not limited to: the discussion of ethics and the real estate profession; characteristics of real<br />

property; general brokerage and listing agreements; contracts and contract law; ownership of real property; legal<br />

descriptions of real property; land development and construction; financing; acquisitions and transfer of title; property<br />

insurance and warranties; property valuation and the appraisal process; real estate math: licensing and the activities of<br />

Arizona licensees; and Arizona specific real estate law.<br />

The Arizona Department of Real Estate recognizes and accepts RLS101 as satisfaction of meeting forty-five (45) of the<br />

mandatory ninety (90) hours of pre-licensing educational requirements for salespersons.<br />

RLS 101 and 102 together constitute RLS 105.<br />

Offered: Fall, Spring.<br />

RLS 102 Principles of Real Estate II/ License Preparation<br />

3 cr. hrs. 3 periods (3 lec.)<br />

Continuation of RLS 101. Combined with RLS 101, RLS 102 is an in-depth and comprehensive study of the principles and<br />

laws that govern real estate. Includes, but is not limited to: principles and law of agency; estates in real property;<br />

government restrictions on property; liens, easements and other encumbrances; property management; escrow and<br />

settlement procedures; real estate math; licensing, and the activities of Arizona licensees; and Arizona specific real<br />

estate law.<br />

Recommendation: Completion of RLS 101 before enrolling in this course.<br />

insurance, property valuation and the appraisal process, contracts and contract law, financing, real estate math, acquisition<br />

and transfer of title, licensing, continuation of contracts, principles of agency, estates in real property, government<br />

restrictions on property, liens, easements, and other encumbrances, property management, activities of Arizona licensees,<br />

escrow and settlement procedures, Arizona Residential Landlord and Tenant Act, and Arizona real estate law.<br />

Information:<br />

RLS 101 and 102 together constitute RLS 105.<br />

RLS 106 Contract Writing<br />

1 cr. hrs. 1 periods (1 lec.)<br />

Overview of recent developments in the real estate profession. Includes contract writing, computing, and ethical practices.<br />

Information: This course is intended for people interested in the real estate field and is designed to meet the six hours of<br />

contract writing required by the Arizona Department of Real Estate for new salespersons.<br />

RLS 155 Real Estate License Exam Review<br />

1 cr. hrs. 1 periods (1 lec.)<br />

Review of the State of Arizona Real Estate Department licensing exam material. Includes real estate profession and ethics,<br />

property characteristics, ownership of property, legal descriptions, contracts and contract law, estates in real property and<br />

transfer of title, property development, property insurance, appraisal, financing, real estate math, agency, government<br />

and real estate, water law, liens, easements, and encumbrances, property management, escrow and settlement, Arizona<br />

Residential Landlord and Tenant Act, licensing, and Arizona real estate law.<br />

Prerequisite(s): RLS 101 and 102, or 105.<br />

Information: In order to enroll in this course, students must have complete the prerequisites and received a prelicensure<br />

education certificate to prepare for the state exam for real estate sales licensing.<br />

RLS 202 Real Estate Appraisals<br />

3 cr. hrs. 3 periods (3 lec.)<br />

Basic principles and practical application of real estate appraisals. Includes real property, markets, fee simple and partial<br />

interests, data, neighborhoods and districts, building, highest and best use, cost approach, sales comparison approach,<br />

income capitalization approach, and appraisal report.<br />
