22 Project Close-Out
1. Close-Out Book
The General Contractor shall collect, organize and provide complete electronic closeout documents
as noted below and within the Project Specifications. The electronic documents are to be
consolidated and uploaded onto the Projectmates System by the Developer and/or Fee Service
Provider for future reference:
In addition, one complete digital disc set of all closeout documents is to be sent to the attention of
Rocco Spizzirri as noted below.
a. TAB 1 – Completed MAINTENANCE DATA SHEET and Subcontractor warranty
letters on Bridgestone Retail Operations Form ONLY, electronic copies will be
provided for your use.
b. TAB 2 – Copy of Temporary and/or Final Certificate of Occupancy.
c. TAB 3 - Manufacturer warranty information for Landscape Irrigation System, Overhead
Doors, Fire Protection System, Fire Alarm System, HVAC, Light Fixtures (interior &
exterior), Plumbing Fixtures, Water Heater, etc.
d. TAB 4 - Operation Manuals for Landscape Irrigation System, Overhead Doors, Fire
Protection System, Fire Alarm System, HVAC, Light Fixtures (interior & exterior),
Plumbing Fixtures, Water Heater, etc. (Separate these items with tabs.)
e. TAB 5 – HVAC Test and Balance Report.
2. Project Record Documents:
a. Digital disc is to be sent to:

b. Original Certificate of Occupancy unless the jurisdiction required that it be located within
the facility, if that condition exists include a clear and legible copy of the documents.
c. Completed maintenance and/or operations Bonds (copy of original performance and
payment Bond) if applicable.
d. Consent of Surety for final Payment, if applicable
e. Substantial Completion Punch list showing items completed and approved by
Bridgestone Retail Operations LLC.
f. Final Project Status Report (PSR) by third party inspector: Certification that all “Open” or
“Pending” items on final report by Third Party inspector have been completed and
certified by Forrest Wells and Bridgestone Zone Construction Manager.
