Summary a. If new housing is necessary in Llanfairfechan (<strong>and</strong> the LDP declares that dem<strong>and</strong> is weak) then a solution would be to build multi apartments for the<br />

elderly on the southern plot (Area 1) on Penmaenmawr Road only.<br />

b. The current access to Maes Dolfor is already very busy <strong>and</strong> its ability to h<strong>and</strong>le more traffic safely is doubtful.<br />

c. To cut down mature trees <strong>and</strong> a wood in the other areas <strong>and</strong> build with possible flood risk would seem to go against the quoted statements <strong>of</strong> the LDP.<br />

Change Sought: Amendment <strong>of</strong> site boundaries to <strong>Site</strong> 393 Maes Dolfor, Llanfairfechan<br />

Summary LDP is not founded on an up to date housing needs assessment. The national average density is 30 dwellings per hectare. The Llanfairfechan allocation (site<br />

393) is 40 dwellings which is too intense <strong>and</strong> above the average.<br />

We are also extremely concerned that such an intense build by Maes Dolfor would have a detrimental impact on the drainage <strong>of</strong> surface water. There are<br />

already known subsidence issues with the houses on Maes Dolfor. Such an intense build would only exacerbate the situation.<br />

Change Sought: We propose site 328 - south <strong>of</strong> Caerffynon Road is a better location for access <strong>and</strong> space for the number <strong>of</strong> properties suggested.<br />

<strong>Site</strong> 328 is in a better location for access <strong>and</strong> space.<br />

There are already subsidence issues with the houses on Maes Dolfor <strong>and</strong> such an intense build would exascerbate the situation.<br />

Change Sought: Remove Maes Dolfor site from the LDP <strong>and</strong> replace it with site 328<br />
