Summary The Dept. for the Economy & Transport supports the allocation of land adjacent to Parc Hanes, Towyn for approx. 15 units as indicated in Table 13 and
Proposals Map 4. It is appreciated that development is constrained until the programmed flood mitigation works in the area are completed by EAW.
The allocation provides the potential, as indicated in the Plan, to provide a secondary new vehicular access link from Park Hanes to Ogwen Avenue to serve
the existing properties in the Ogwen Avenue/ Green Avenue area. It is envisaged that the development would be brought forward in conjunction with the
adjoining committed Park Hanes development site. Given the link between the development and a new Ogwen Avenue access proposal the phasing of the
development of the proposed 15 dwellings over 4 years as shown in Table 13 may be impractical, but it is appreciated that the phasing shown is indicative
only.
