SECTION FOUR - SPATIAL POLICIES, KEY DIAGRAMS AND SUPPORTING DEVELOPMENT CONTROL POLICIES
4.2.2 Housing Strategy Statement, Policy HOU/1 MEETING THE HOUSING NEED, Adjacent to former Rectory, Llysfaen
Rep No Name People Type
13708 Mrs Vivienne Morgan [3991] 1 Object
Summary Village centre must not be developed as it will destroy its historical context.
The village has been developed a lot in recent years and many of the lanes which will have to be used in the context of development and residential use can
not be more than single track. This is already causing hazards (to pedestrians and vehicle users) as most have no pavements either.
13607 Mr Alan Jones [3940] 1 Object
Summary School is not big enough to accomodate more children.
The existing road network is already udner pressure from existing residents and could not cope with extra usage from more houses being built.
Pentregwyddel Road is too narrow for extra volume of traffic.
The poposed site would have a huge impact on the historic centre of the village resulting in the character of the village being lost.
Finally Llysfaen already has its share of affordable housing and other sites throughout the County should be sought.
13663 Mr Peter Boardman [3965] 1 Object
Summary Allocation amounts to overdevelopment of site
Loss of open space between historic buildings at centre of village
Site not suitable for development having regard to access and gradient
Village has limited infrastructure and narrow lanes
Over development having regard to village facilities
LDP is not sound with this site included
Village has narrow roads and no pavements
13829 Mrs Margaret Olwen Jones [4039] 1 Object
Summary There are no footpath connections between historic centre of village and proposed allocation.
This stretch of road is a hazard.
The roads are not wide enough for any further building, as the school itself is full to capacity and is dangerous.
Change Sought: Delete site.
13702 Mrs Eleri Capper [3988] 1 Object
Summary Loss of open space
Sensitive area of site - re setting of church and church house
Site not suitable for development re access on to Pentregwyddel Road
Greenfield site - outside existing settlement
Ecological site - badger site and bat site
Unsuitable water pressure in village at present
No tranposrt links when weather of snow etc.
No footpath access
No mains gas available
Overdevelopment of village with limited infrastructure
14395 Ms Eleanor Carpenter [4426] 1 Object
Summary I object on the following grounds:
1. Settlement growth
2. Access
3. Ownership.
The village has already taken substantial amounts of housing growth in recent years and the proposed allocation plus commitments will achieve an
unsustainable and inapproporate growth rate for a main village.
Change Sought: Delete site.
13795 Mr Gary Trow [4027] 1 Object
Summary The allocation amounts to over development in the village.
Loss of open space between historic building at the centre of the village.
Poor roads with no footpath to the village.
Village already has limited infrastructure without the development proposed.
Change Sought: Deletion of Site
13700 Mrs Joan Morris [3987] 1 Object
Summary I don't think it is suitable to have such a large development in the centre of Llysafen.
The roads are too narrow for the increase in traffic that would be due to the increase in housing.
The local school has already got enough pupils, a further increase in pupils would not be acceptable.
Llysfaen is an ancient village and modern houses would ruin the appearance.
Change Sought: Delete site
13642 Mr Leonard Parry [3955] 1 Object
Summary Location amounts to over development in village.
Unsuitable access proposed adjacent to school.
Site not suitable for development having regard to access.
LDP is not sound with this site.
Too many houses already in village.
Sewers do not deal with storm water as it is.
Change Sought: Delete site.
13706 Mr David Morris [3990] 1 Object
Summary Such a development in the centre of a village like Llysfaen would be a step too far for the community.
The increased housing would also bring an increase in traffic, for which the roads are unsuitable.
The local school cannot cope with a further increase of children.
Modern houses sited in the centre of an ancient village will ruin its appearance forever.
Change Sought: Delete site
13710 Mr Peter Foster [3992] 1 Object
Summary Village has limited infrastructure and narrow roads.
Allocation amounts to overdevelopment of village.
Change Sought: Delete site
