Summary The l<strong>and</strong> is excluded from the settlement. It would be logical to follow the established boundary pattern in this part <strong>of</strong> Llysfaen <strong>and</strong> therefore should lie within<br />

the Main Village settlement boundary.<br />

Detail<br />

The l<strong>and</strong> was included <strong>and</strong> formed part <strong>of</strong> a planning application for residential development (0/27227) in 2003. It part is surfaced <strong>and</strong> its limits can clearly be<br />

seen from the attached aerial photograph where the l<strong>and</strong> is edged in red.<br />

The l<strong>and</strong> It is not green wedge or <strong>of</strong> identified l<strong>and</strong>scape quality worthy <strong>of</strong> protection.<br />

Change Sought: For the reasons set out above Penrhyn Homes consider that the plan in its current form is unsound. Adjustment <strong>of</strong> the settlement boundary to include the<br />

l<strong>and</strong> shown on the attached aerial photograph would correct this.<br />

Summary The l<strong>and</strong> (which is defined on the attached plan) is excluded from the settlement. It is logically part <strong>of</strong> the urban <strong>and</strong> built form <strong>of</strong> Conwy/Gyffin <strong>and</strong> therefore<br />

should lie within the Urban Development Strategy Area.<br />

Detail<br />

The l<strong>and</strong> has never been located outside a development boundary in any previous adopted plan.<br />

Prior to the adjacent l<strong>and</strong> being developed for 3 dwellings, the l<strong>and</strong> formed part <strong>of</strong> nursery grounds, within the same use <strong>and</strong> planning unit. This use falls<br />

within the definition <strong>of</strong> previously developed l<strong>and</strong> at table 4.1 <strong>of</strong> Planning Policy Wales 2011.<br />

Change Sought: For the reasons set out above K+C Developments consider that the plan in its current form is unsound. Adjustment <strong>of</strong> the settlement boundary to reflect the<br />

attached plan would correct this<br />

20033 Ms S<strong>and</strong>ra Allen [4451] 1 Object<br />

Summary I object to the identification in principle as opportunities for housing sites 58, 329 <strong>and</strong> 330, using prime farml<strong>and</strong>/recreational l<strong>and</strong> for c30 houses either as<br />

windfall sites or as rural exception sites.<br />

Raising the pr<strong>of</strong>ile <strong>of</strong> these sites, whilst keeping them under the radar, flags to developers the willingness <strong>of</strong> CC to develop them.<br />

These sites are L<strong>and</strong>scape Conservation Areas in the Gwynedd Structure Plan, Green Barriers in Conwy UDP <strong>and</strong> represent development outside the<br />

settlement area. They are prime agricultural l<strong>and</strong> <strong>and</strong> constitute a loss <strong>of</strong> existing greenfield l<strong>and</strong>.<br />

There is no evidence <strong>of</strong> housing need in this settlement.<br />

Change Sought: Delete sites 58, 329 <strong>and</strong> 330.<br />

Summary <strong>Site</strong> reference 260 Fron Ganol, School Bank Road, Llanrwst should be allocated for housing.<br />

The site is suitable for allocation as it is located in an accessible <strong>and</strong> sustainable location, in close proximity to the local services as well as close to<br />

employment opportunities. The site can make a valued contribution to the deliverability <strong>of</strong> the Council's LDP strategy as well as comply with the aims <strong>of</strong> PPW<br />

in terms <strong>of</strong> housing delivery <strong>and</strong> promoting sustainble <strong>and</strong> accessible forms <strong>of</strong> development.<br />

Change Sought: Allocate site reference 260 Fron Ganol, School Bank Road, Llanrwst for housing.<br />

Summary The l<strong>and</strong> forming part <strong>of</strong> Gwern Tyno Farm should be allocated for housing.<br />

The proposed site would form a logical extension <strong>of</strong> the existing development in Upper Colwyn Bay. Within the exisitng development there is a local store,<br />

primary school, public house <strong>and</strong> restaurant <strong>and</strong> community centre.<br />

The site is served by public transport with a bus service <strong>and</strong> there are no significant environmental considerations.<br />

Change Sought: Allocate l<strong>and</strong> forming part <strong>of</strong> Gwern Tyno Farm for housing.<br />
