Summary We object on the following grounds:
Lack of suitable road infrastructure.
Access issues.
120 more cars would cause grave safeety issues for people and property.
The primary shcool is situated in this area and the safety of parents and children would be compromised.
Traffic congestion.
Access from Merton Park would destroy the safety and transquility for the residents and decrease the value of their properties.
Access from Y Berllan would endanger children and the elderly.

Summary I object on the following grounds:
Lack of community involvement
The access is not defined and the road network is substandard.
Flooding is an issue as this site whenever there is heavy rainfall.
The local sewerage works already has problems with hydraulic overload.
The proposed affordable housing corrupts and dilutes the current social mix.
The site is prime agricultural land and impacts on a High Quality Landscape Area.
The site is part of the green wedge.
It would errode the aim of protecting the Welsh language.
The local school, doctors and community facilities would not be able to cope.
Change Sought: Delete site and reduce the housing figures.

Summary I object to the LDP planning proposal for 60 houses being built between Merton park , cam road and behind 22-36 y berllan, our village does not have the
resources to cope and will increase the traffic dramatically on roads that are narrow and some without footpaths near schools, this is dangerous for our
children,elderly and infirm, and an accident waiting to happen

Summary We object on the following grounds:
Access and Egress - One only has to stand at the end of Fernbrook Road for an hour to witness many near misses on the road, which has no footpath.
The roads are narrow, and increased traffic would exacerbate the problem.
Drainage - The area has several watercourses running through it.
To interfere with these established watercourses could seriously impact on properties lower down when they establish new routes.
Pipistrelle Bats - The area is a haunt for Pipistrelle Bats, and we believe that to build on such areas is ILLEGAL!!

Summary I object on the following grounds:
This is a small town with a village atmosphere and community.
The roads were not built to sustain about an extra 120 cars.
Having adjusted to the dog kennels, aids respite centre and fisheries I think it is preposterous to think we would welcome this idea.
Please don't make us into another Wrexham or Puelas estate as we don't even have our own police station.
Why not help young people buy the older properties instead of destroying our little patch of countryside.

The access from the north is via an unsuitable road layout.
The estate will need access from the south for emergency purposes and this road has dangerous bends and a gradient of 1 in 6.
You are targeting greenfield sites which contravenes your Sustainable Development Principles.

Summary We strongly object to the above plan on the following grounds:
1) It is a GREEN FIELD SITE on the edge of Snowdonia National Park. This is a beautiful field of great environmental value.
2) There are many Brown Field sites in and around Penmaenmawr that could be utilized.
3) Access is poor - there have been accidents in the past and the road system is already overstretched.
4) It would place impossible strain on the Victorian sewage system which was never designed for such volumes of housing.

Summary We wish to register our objection to the proposed housing development by Cwm Road. The reason for our objection is based on the inadequate and
unsuitable road access to and from the site. These access roads and the surrounding roads leading into and out of the village and to the local school are
already hazardous becuase of their narrowness, blind corners at junctions and the volume of traffic arleady being carried.

Summary We wish to register an objection to the proposed housing development at Cwm Road. This objection is based on the limited and narrow access available to
the site from either Graiglwyd Road or from Y Berllan.
One further point - opposite the southern end of Cwm Road, that is the Graiglwyd Road end, are two roads, one leading to the Thornley Leisure caravan park
and the other leading to the Trout Fishery. Neither of these two developments is shown clearly on your published maps.
