Summary It is contended that the development <strong>of</strong> this greenfield site for housing would be contrary to national planning policies, It is also contended that the proposed<br />

Change Sought: We request deletion <strong>of</strong> the contingency allocation from the plan. We are not suggesting a replacement since we contend that a review <strong>of</strong> the plan would be<br />

the best way <strong>of</strong> dealing with a situation in which the plan strategy is being compromised.<br />

Summary Weaknesses <strong>of</strong> the contingency allocation approach identified in the Sustainability Appraisal support our view that once a site is identified as a contingency<br />

allocation, development becomes inevitable<br />

Development would harm the setting <strong>of</strong> the grade I registered historic park <strong>and</strong> garden at Bodysgallen <strong>and</strong> could harm the setting <strong>of</strong> the World Heritage <strong>Site</strong>.<br />

It would also have l<strong>and</strong>scape impacts.<br />

Development <strong>of</strong> this greenfield site for housing would be contrary to national planning policies. The proposed contingency allocation is not realistic <strong>and</strong><br />

appropriate having regard to the alternatives. Timely plan review (now m<strong>and</strong>atory) removes the need for contingency allocations.<br />

Summary I am writing to object to proposal to build on the l<strong>and</strong> at the junction <strong>of</strong> pentywyn road <strong>and</strong> marl lane as feel it would be detrimental to the area as feel there<br />

are more than enough being built in the nearby vicinty already.<br />

Highway issues <strong>of</strong> these 2 sites<br />

Drainage issues<br />

Loss <strong>of</strong> Green fields<br />

We have a deficit <strong>of</strong> green space in <strong>Ll<strong>and</strong>udno</strong> <strong>Junction</strong><br />

These sites are Part <strong>of</strong> our Historic l<strong>and</strong>scape <strong>and</strong> need protecting<br />

L<strong>and</strong> at the junction Pentywyn Road/Marl Lane. Ref. SR46<br />

I am writing to object to the above being included in the reserve list for the following reasons:<br />

1 This l<strong>and</strong> is part <strong>of</strong> the separation zone between communities - the Green Wedge<br />

2 Existing over-development in the area<br />

3 Severe traffic implications for Marl Lane <strong>and</strong> adjacent roads. Problems are already being encountered.<br />

4 Possible implications regarding the protection <strong>of</strong> historic l<strong>and</strong>scapes.<br />

5 This l<strong>and</strong> is agricultural l<strong>and</strong> in current use for both grazing <strong>and</strong> arable purposes.<br />

Summary My objections are for the following reasons:<br />

The area has already been subject to over development with building ongoing on two sites locally. The fields are an integral part <strong>of</strong> a beautiful historical<br />

l<strong>and</strong>scape which housing would destroy. The fields currently provide a green wedge between communities. Also the implications for increased traffic along<br />

the already busy Pentywyn Road from the junction at Marl Lane would cause great concern.<br />

(1) This area is part <strong>of</strong> a separation zone between communities.<br />

(2)This l<strong>and</strong> is a "Green wedge"<br />

(3)Traffic implications at the junction <strong>of</strong> Pentywyn Road <strong>and</strong> Marl Lane, which is a particularly awkward junction to negotiate when approaching the main road<br />

from Marl Lane.<br />

(4)Implication regarding the preservation <strong>of</strong> historic l<strong>and</strong>scapes.<br />

The area has already seen significant development<br />

The l<strong>and</strong> is on a hillside which contains springs<br />

The roads are narrow <strong>and</strong> dangerous<br />

Constant road safety concerns<br />

Housing will irrevocably destroy the traditional open feel to this quiet long established residential area<br />
