SPATIAL POLICIES, KEY DIAGRAMS AND SUPPORTING DEVELOPMENT CONTROL POLICIES
Policy HOU/1 Meeting The Housing Needs, Land off Derwen Lane,Penrhyn Bay
Rep No Name People Type
537 Mr Geoff Sharrock [496] 1 Object
Summary a. Residential amenity
b. From the traffic generated
e. On environmental conditions
F. On ecological and wildlife interests and landscape character.
q. On the best and most versatile agricultural land.
s. On essential community facilities.
Change Sought: Remove Derwen Lane site from LDP
298 ms glengreen green [579] 1 Object
Summary I consider the proposed development would have an adverse effect onthe traffic generated in the region of two schools and increased traffic movement
through penrhynside. Already chaos outside these two schools and the volume of traffic through penrhynside is absolutely madness at present. This proposal
would be a huge mistake in this area i strongly believe!
Change Sought: Alternate plans elsewhere
303 Mr Stephen Jones [582] 1 Object
Summary The allotments are a good idea but I object to the housing element.
The proposal would have an adverse effect on:
a. Residential amenity.
b. A working dairy farm, we don't need another farmer to lose his/her livelyhood or the loss of prime agricultural land.
c. The local medical centre and schools, we don't any further demands placed on these excellent community facilities.
Change Sought: Policy HOU/1 should be abandoned and our elected representatives should enact legislation which will allow local people to have the final say on any future
proposals which may effect the environment in their locality.
291 Mr Dafydd Aled Williams [572] 1 Object
Summary Having lived here for 14 years we have experienced some development.
Traffic has increased and parking is becoming difficult where Plas Penrhyn meets Trafford Park.
The drains regularly reject heavy rainfall at the bottom of Derwen Lane between Ysgol Y Creuddyn and Ysgol Glanwydden even after recent work to improve
the drains the road outside Ysgol Glanwydden floods.
More houses on the farm land off Derwen Lane will cause more surface water when it rains and more strain on the existing seweres.
The volume of people and cars will also be substantially higher and will cause conjestion to Llandudno road and A470.
Change Sought: HOU/1 and Map2.
I would like to see the land off Derwen Lane kept as farm land and not dedicated for housing development because of the increase risk of flooding at Ysgol
Glanwydden and the increase in the traffic conjestion.
302 Mr Clifford Matthews [584] 1 Object
Summary I write to object to the development on two grounds. The village of Penrhyn Bay is still a villager. There are a great number of houses. To increase this
number by developing the land at Derwen Lane would destroy the village nature of the area. How long is it before we see housing extending to the main Road
(Llanrhos Road)
The implications for children are huge. I worry particularly about the Primary School (Ysgol Glanwydden) An increase in houses equals an increase in
children. A hundred houses could hear an increase of 80/100 extra children being fed into the school at different ages. What plans are in place to cater with
this? The traffic is already a problem; extra families mean additional traffic in a location which is already lightly dangerous.
Change Sought: Delete site from Plan
1204 Mrs Anna Williams [457] 1 Object
Summary Objection to sites 37,38 Off Derwen Lane, Penrhyn Bay. See attachment.
Change Sought: Removal of sites 37,38 from the Plan.
182 Mr Thomas Simpson [459] 1 Object
Summary Increase in traffic in an already congested area
The impact on capacity in the schools in the area. Our Primary School is more or less full at present.
The impact on an already busy medical centre at Penrhyn Bay
The possible loss of a working dairy farm.
The proposed site contains an important lapwing-nesting site. We have already lost Bodafon fields nesting site due to commercial activity.
Loss of Biodiversity (woodlands and fields)
Possible blurring of community boundaries
Finally, the disruption and distress caused to current residents by the associated building work if this development is allowed to proceed.
Change Sought: Remove Derwen Lane site from LDP
183 Mr K Mitchell [461] 1 Object
Summary Following the publication of your proposed housing sites for inclusion in the local development plan 2007-2022 I wish to object to the listing of sites 37-38
Penrhyn Bay.
The proposal to build on the above sites is a complete reversal of the county councils intent as outlined in the Unitary Development Plan 2001 which
categorically states to restrict any further developments in the Penrhyn Bay area & lists the land concerned as an historic landscape; equally, permitting new
housing on prime agricultural land is an act of irreversible folly.
Change Sought: Remove Derwen Lane site from LDP
310 Mrs Alson Jones [595] 1 Object
Summary Policy HOU/1 Land Off Derwen Lane Penrhyn Bay
1. I believe that the increased traffic generated by development off Derwen Lane would have an adverse effect on persons living in the locality, the 2 schools
and the playgroups which are opposite the proposed site.
2. The proposal would have an adverse effect on a working dairy farm in the locality.
3. The development would have an adverse effect on wildlife (I believe lapwings nest in the area)and the visual environment.
4. The current infrastructure would not support further unnecessary housing development.
Change Sought: The abandonment of the plan and prioritisation of brown field development to deal with the housing need for the declining population.
