Raising the pr<strong>of</strong>ile <strong>of</strong> these sites, whilst keeping them under the radar, flags to developers the willingness <strong>of</strong> CC to develop them.<br />

These sites are L<strong>and</strong>scape Conservation Areas in the Gwynedd Structure Plan, Green Barriers in Conwy UDP <strong>and</strong> represent development outside the<br />

settlement area. They are prime agricultural l<strong>and</strong> <strong>and</strong> constitute a loss <strong>of</strong> existing greenfield l<strong>and</strong>.<br />

There is no evidence <strong>of</strong> housing need in this settlement.<br />

Summary I would like to amend site 164(SR44) North <strong>of</strong> Lark Hill, Sychnant Pass Road to propose a smaller site reduced from 2.635 to 1.8 hectares.<br />

I believe that the relative lack <strong>of</strong> allocated sites within easy reach <strong>of</strong> the town <strong>of</strong> Conwy does constiture an element <strong>of</strong> inflexibility which is likely to become<br />

noticeable long before 2022.<br />

No significant objection has been raised to this site. Although the site falls wtihin the World Heritage <strong>Site</strong> no part <strong>of</strong> the site is visible from any part <strong>of</strong> the<br />

World Hertiage <strong>Site</strong> itself including the town walls <strong>of</strong> Conwy or Conwy Castle.<br />

Change Sought: Allocate site 164(SR44) North <strong>of</strong> Lark Hill, Sychnant Pass Road for housing with a revised site plan in essence a smaller site reduced from 2.635 hectares to<br />

1.8 hectares.<br />

Summary A significant <strong>and</strong> potentially unfeasible proportion <strong>of</strong> development identified to come forward is expected to arise from windfall sites.<br />

We would question the ability <strong>of</strong> ensuring the effective delivery <strong>of</strong> sustainable market housing sites in windfall locations in line with identified need.<br />

The allocation <strong>of</strong> a greater number <strong>of</strong> suitable, deliverable <strong>and</strong> available sites for housing in sites currently outside <strong>of</strong>, yet immediately adjacent to the<br />

development limits would provide a more sound approach towards ensuring sustainable future housing delivery.<br />

The site at Raynes Quarry is considered to provide such an opportunity.<br />
