Summary Plan unsound as it will not produce 6800 dwellings due to-
1.Limited number of new sites expected to produce and sell a high numbers of dwellings. Not realistic.
2. Overdependency on windfall sites,
3. Dependency on purchase of empty dwellings.
The allocation of contingency housing sites at the present time will assist in attaining the housing target.
The contingency housing sites be allocated for housing now to ensure 6800 new dwellings by 2020.
Change Sought: Mostyn Estates Limited propose that the contingency housing sites plus possible other sites be allocated at the present time to ensure the completion of 6800
new dwellings by 2022.

Limited infrastructure in village and narrow, twisting roads making it dangerous for drivers and pedestrians.
Loss of open space between historic buildings at centre of village.

Summary We are a village not a town and we've had enough new houses built up here already and our roads are not built for more traffic (especially by the school). The
land behind the village hall has always been known to me as Glebe land owned by the village and was never meant for building on. It is the historic centre of
our village and should be left alone.
Change Sought: Remove the housing allocation Adjacent to the former Rectory, Llysfaen.

Summary I object on the grounds of:
Insufficient notification.
Privacy and overlooking.
Recent development has raised occurrences of crime related matters in the area.
There is no reason to build new houses when there are numerous empty properties.
Amenities in the village would not sustain the large increase proposed.
Safety and build integrity should the land above the mine be used. Blasting from the quarry has physically shaken houses in the area.
Change Sought: Delete site.

Summary Loss of open space between the historic buildings e.g. medieval church which is a listed building and the graveyard in the centre of the village.
Overdevlopment in such areas as this nearly always result in vandalism.
Site is not suitable for development having regard to gradient and access onto Pentregwyddel Road.
There are ecological issues in this area.
This site is too sensitive given the setting of the chuch, church house and rectory. Has any consideration been given for when there is a funeral taking place,
unrestricted space is needed for the funeral cortege.
Change Sought: Delete site.

The village has already taken substantial amounts of housing growth in recent years and the proposed allocation plus commitments will achieve an
unsustainable and inapproporate growth rate for a main village.

Summary Huge development in the centre of the village which is completely inappropriate.
Road links to the village are poor.
There are parking problems.
Inadequate facilities in village to cope with more residents.
The village is losing it's character and becoming an urban sprall.
Further loss of green spaces makes us all poorer.
Change Sought: No more housing development in the village, it is a village not a town but is becoming the size of one.
