1.Limited number <strong>of</strong> new sites expected to produce <strong>and</strong> sell a high numbers <strong>of</strong> dwellings. Not realistic.<br />

2. Overdependency on windfall sites,<br />

3. Dependency on purchase <strong>of</strong> empty dwellings.<br />

The allocation <strong>of</strong> contingency housing sites at the present time will assist in attaining the housing target.<br />

The contingency housing sites be allocated for housing now to ensure 6800 new dwellings by 2020.<br />

Change Sought: Mostyn Estates Limited propose that the contingency housing sites plus possible other sites be allocated at the present time to ensure the completion <strong>of</strong> 6800<br />

new dwellings by 2022.<br />

Summary Over development <strong>of</strong> the village would ensue with this development.<br />

Limited infrastructure in village <strong>and</strong> narrow, twisting roads making it dangerous for drivers <strong>and</strong> pedestrians.<br />

Loss <strong>of</strong> open space between historic buildings at centre <strong>of</strong> village.<br />

Change Sought: Deletion<strong>of</strong> site, LDP is not sound with this site included.<br />

Summary We are a village not a town <strong>and</strong> we've had enough new houses built up here already <strong>and</strong> our roads are not built for more traffic (especially by the school). The<br />

l<strong>and</strong> behind the village hall has always been known to me as Glebe l<strong>and</strong> owned by the village <strong>and</strong> was never meant for building on. It is the historic centre <strong>of</strong><br />

our village <strong>and</strong> should be left alone.<br />

Change Sought: Remove the housing allocation Adjacent to the former Rectory, Llysfaen.<br />

Summary I object on the grounds <strong>of</strong>:<br />

Insufficient notification.<br />

Privacy <strong>and</strong> overlooking.<br />

Recent development has raised occurrences <strong>of</strong> crime related matters in the area.<br />

There is no reason to build new houses when there are numerous empty properties.<br />

Amenities in the village would not sustain the large increase proposed.<br />

Safety <strong>and</strong> build integrity should the l<strong>and</strong> above the mine be used. Blasting from the quarry has physically shaken houses in the area.<br />

Change Sought: Delete site.<br />

Summary Loss <strong>of</strong> open space between the historic buildings e.g. medieval church which is a listed building <strong>and</strong> the graveyard in the centre <strong>of</strong> the village.<br />

Overdevlopment in such areas as this nearly always result in v<strong>and</strong>alism.<br />

<strong>Site</strong> is not suitable for development having regard to gradient <strong>and</strong> access onto Pentregwyddel Road.<br />

There are ecological issues in this area.<br />

This site is too sensitive given the setting <strong>of</strong> the chuch, church house <strong>and</strong> rectory. Has any consideration been given for when there is a funeral taking place,<br />

unrestricted space is needed for the funeral cortege.<br />

Change Sought: Delete site.<br />

Summary I object on the following grounds:<br />

1. Settlement growth<br />

2. Access<br />

3. Ownership.<br />

The village has already taken substantial amounts <strong>of</strong> housing growth in recent years <strong>and</strong> the proposed allocation plus commitments will achieve an<br />

unsustainable <strong>and</strong> inapproporate growth rate for a main village.<br />

Summary Huge development in the centre <strong>of</strong> the village which is completely inappropriate.<br />

Road links to the village are poor.<br />

There are parking problems.<br />

Inadequate facilities in village to cope with more residents.<br />

The village is losing it's character <strong>and</strong> becoming an urban sprall.<br />

Further loss <strong>of</strong> green spaces makes us all poorer.<br />

Change Sought: No more housing development in the village, it is a village not a town but is becoming the size <strong>of</strong> one.<br />
