Summary Land at Ffordd y Mynydd, Betws yn Rhos (site 274) - we object to the inclusion of this land with the plan due to its poor accessibility from a narrow lane, the
site's gradient and the loss of good quality agricultural land.

Summary LDP Table 13 shows two potential housing development sites in Betws-yn-Rhos (ByR) are proposed for consideration in Stage 2 but there are issues noted
elsewhere in the LDP for sewerage, water network and gas network. Our Society has previously raised the matter of the lack of capacity of the sewage works,
which had not increased significantly despite recent modernisation by adding new tertiary clarifying filters.
We further draw attention to DWR/Welsh Water's comments under this site (Ffordd y mynedd) regarding the overloading of the infrastructure capacity. This
overloading is well known.
Change Sought: Remove the Ffordd y Mynydd (housing site) from the LDP

Summary There are serious traffic issues, the roads are narrow with no footpaths, lorries get stuck and often knock into the church wall. The exisiting junctions are
dangerous with little visibility.
The steep incline proves difficult for mothers with pushchair and people with wheelchairs and is covered with a layer of thick ice during frosty weather.
There is no regular bus service and the few buses that do exist stop at the opposite end of the village.
Change Sought: Remove FFordd Y Mynydd from the LDP

Summary Choice of site position - sites should ideally re-use previously developed land or redevelop exisiting builldings.
Effect on Environment and Conservation - sites should have a minimal impact on diodiversity, we regularly view a wide range of wildlife on this site.
Highway Constraints - the transport links are minimal and not suitable for seeking employment in the local area. Roads are narrow and dangerous and would
not support extra traffic.
Existing Infrastructure - there are already constraints on the sewerage system and further houses will only exascerbate this.
Change Sought: Remove Ffordd y Mynydd from the LDP and utilise only Ffordd y Llanelwy

Summary This is the fourth time the LDP has been altered and it must be lodged with the WAG.
There are currently 10 unsold properties in the village.
The sewerage system is at maximum capacity already.
The school has no further capacity.
The road structure and network is inadequate with issues with pavements.
The bus and coach services are inadequate and do not have further capacity.

Summary The B5381 through Betws-yn-Rhos is only the width of a lorry near Cae Matw (road out of Betws Ffordd Llanelwy) the same at the bend around the cemetry
(near the Wheatsheaf Inn) and again the road out of Betws towards Colwyn Bay by Airliewood/Bay Cottage.
The capacity of the sewerage treatment plant is at its limit.
Ten houses are already proposed or being built, there is no need for another ten houses.
No footpath along Ffordd Llanelwy, very dangerous walking children to school.
