Summary L<strong>and</strong> at Ffordd y Mynydd, Betws yn Rhos (site 274) - we object to the inclusion <strong>of</strong> this l<strong>and</strong> with the plan due to its poor accessibility from a narrow lane, the<br />

site's gradient <strong>and</strong> the loss <strong>of</strong> good quality agricultural l<strong>and</strong>.<br />

Change Sought: Remove site 274 from the Plan.<br />

Summary LDP Table 13 shows two potential housing development sites in Betws-yn-Rhos (ByR) are proposed for consideration in Stage 2 but there are issues noted<br />

elsewhere in the LDP for sewerage, water network <strong>and</strong> gas network. Our Society has previously raised the matter <strong>of</strong> the lack <strong>of</strong> capacity <strong>of</strong> the sewage works,<br />

which had not increased significantly despite recent modernisation by adding new tertiary clarifying filters.<br />

We further draw attention to DWR/Welsh Water's comments under this site (Ffordd y mynedd) regarding the overloading <strong>of</strong> the infrastructure capacity. This<br />

overloading is well known.<br />

Change Sought: Remove the Ffordd y Mynydd (housing site) from the LDP<br />

Summary There are serious traffic issues, the roads are narrow with no footpaths, lorries get stuck <strong>and</strong> <strong>of</strong>ten knock into the church wall. The exisiting junctions are<br />

dangerous with little visibility.<br />

The steep incline proves difficult for mothers with pushchair <strong>and</strong> people with wheelchairs <strong>and</strong> is covered with a layer <strong>of</strong> thick ice during frosty weather.<br />

There is no regular bus service <strong>and</strong> the few buses that do exist stop at the opposite end <strong>of</strong> the village.<br />

Change Sought: Remove FFordd Y Mynydd from the LDP<br />

Summary Choice <strong>of</strong> site position - sites should ideally re-use previously developed l<strong>and</strong> or redevelop exisiting builldings.<br />

Effect on Environment <strong>and</strong> Conservation - sites should have a minimal impact on diodiversity, we regularly view a wide range <strong>of</strong> wildlife on this site.<br />

Highway Constraints - the transport links are minimal <strong>and</strong> not suitable for seeking employment in the local area. Roads are narrow <strong>and</strong> dangerous <strong>and</strong> would<br />

not support extra traffic.<br />

Existing Infrastructure - there are already constraints on the sewerage system <strong>and</strong> further houses will only exascerbate this.<br />

Change Sought: Remove Ffordd y Mynydd from the LDP <strong>and</strong> utilise only Ffordd y Llanelwy<br />

Summary This is the fourth time the LDP has been altered <strong>and</strong> it must be lodged with the WAG.<br />

There are currently 10 unsold properties in the village.<br />

The sewerage system is at maximum capacity already.<br />

The school has no further capacity.<br />

The road structure <strong>and</strong> network is inadequate with issues with pavements.<br />

The bus <strong>and</strong> coach services are inadequate <strong>and</strong> do not have further capacity.<br />

Change Sought: Remove Ffordd y Mynydd from the LDP<br />

Summary The B5381 through Betws-yn-Rhos is only the width <strong>of</strong> a lorry near Cae Matw (road out <strong>of</strong> Betws Ffordd Llanelwy) the same at the bend around the cemetry<br />

(near the Wheatsheaf Inn) <strong>and</strong> again the road out <strong>of</strong> Betws towards Colwyn Bay by Airliewood/Bay Cottage.<br />

The capacity <strong>of</strong> the sewerage treatment plant is at its limit.<br />

Ten houses are already proposed or being built, there is no need for another ten houses.<br />

No footpath along Ffordd Llanelwy, very dangerous walking children to school.<br />
