Change Sought: We request deletion <strong>of</strong> the contingency allocation from the plan. We are not suggesting a replacement since we contend that a review <strong>of</strong> the plan would be<br />

the best way <strong>of</strong> dealing with a situation in which the plan strategy is being compromised.<br />

Summary Weaknesses <strong>of</strong> the contingency allocation approach identified in the Sustainability Appraisal support our view that once a site is identified as a contingency<br />

allocation, development becomes inevitable<br />

Development would harm the setting <strong>of</strong> the grade I registered historic park <strong>and</strong> garden at Bodysgallen <strong>and</strong> could harm the setting <strong>of</strong> the World Heritage <strong>Site</strong>.<br />

It would also have l<strong>and</strong>scape <strong>and</strong> biodiversity impacts.<br />

Development <strong>of</strong> this greenfield site for housing would be contrary to national planning policies. The proposed contingency allocation is not realistic <strong>and</strong><br />

appropriate having regard to the alternatives. Timely plan review (now m<strong>and</strong>atory) removes the need for contingency allocations.<br />

Summary I object as follows:<br />

The fields in question are part <strong>of</strong> a working farm <strong>and</strong> is valuable grazing l<strong>and</strong> <strong>and</strong> vitally important agricultural l<strong>and</strong>.<br />

A great deal <strong>of</strong> overdevelopment has already taken place causing problems with access <strong>and</strong> traffic.<br />

The fields have been subject to flooding in heavy rain.<br />

There has to be a limit to the amount <strong>of</strong> houses that can be built in one area <strong>and</strong> green fields are essential to our quality <strong>of</strong> life.<br />

Summary We object as follows:<br />

It seems to us that the Marl ward has already contributed more than enough <strong>of</strong> its precious, green recources, to current construction projects; <strong>and</strong> the areas<br />

form part <strong>of</strong> the last significant green zone separating <strong>Ll<strong>and</strong>udno</strong> from neighbouring communities.<br />

The area in question is a working farm, the loss <strong>of</strong> which would also constitute a loss the community as a whole. It is also an extensive <strong>and</strong> important part <strong>of</strong><br />

the natural drainage <strong>of</strong> the area.<br />

The Marl ward is still, just, semi rural.<br />

Summary I object on the following grounds:<br />

The Marl ward has already been the subject <strong>of</strong> extensive development.<br />

Historic, green field, agricultural l<strong>and</strong> is in short supply.<br />

The proposed development would also considerably reduce the separation zone.<br />

The area is part <strong>of</strong> a working farm.<br />

This will place additional stress on the ability <strong>of</strong> the existing surface water drainage infrastructure.<br />

Existing established properties will be devalued.<br />

Additional traffic will be added to principal traffic routes that are already suffering from the over development.<br />

Summary I object on the following grounds.<br />

This l<strong>and</strong> is <strong>of</strong> a separate zone giving green space between communities<br />

Over development in this area in recent years by Anwyl Wimpey & McBride builders<br />

Traffic implications for both Marl Lane <strong>and</strong> Pentywyn Road juction<br />

Historic l<strong>and</strong>scapes will be lost forever<br />

This l<strong>and</strong> is part <strong>of</strong> a working farm giving the local community the chance to see animals <strong>and</strong> crops on there door step.<br />

Drainage is a major concern to residents <strong>of</strong> Tan Refail<br />

Summary I would like to strongly object to the above 2 sites being included on the reserve list <strong>of</strong> the LDP on the grounds <strong>of</strong>:<br />

Overdevelopment <strong>of</strong> the Marl Ward (We have permission for over 360 dwellings already)<br />

Highway issues <strong>of</strong> these 2 sites<br />

Drainage issues<br />

Loss <strong>of</strong> Green fields<br />

We have a deficit <strong>of</strong> green space in <strong>Ll<strong>and</strong>udno</strong> <strong>Junction</strong><br />

These sites are Part <strong>of</strong> our Historic l<strong>and</strong>scape <strong>and</strong> need protecting<br />

Summary Marl Lane is already overdeveloped, this l<strong>and</strong> is part <strong>of</strong> our heritage.<br />

Marl has already contributed l<strong>and</strong> to meet the local housing need.<br />

There aren't many green spaces left to enjoy.<br />

Part <strong>of</strong> our heritage <strong>and</strong> needs to be protected.<br />

Used for farming.<br />

Further development would be excessive <strong>and</strong> extreme.<br />

Roads not suitable <strong>and</strong> were not constructed for more traffic.<br />

The l<strong>and</strong> opposite Marl Lane is prone to flooding.<br />
