SECTION FOUR - SPATIAL POLICIES, KEY DIAGRAMS AND SUPPORTING DEVELOPMENT CONTROL POLICIES
4.2.2 Housing Strategy Statement, Policy HOU/1 MEETING THE HOUSING NEED, Adjacent to former Rectory, Llysfaen
Rep No Name People Type
13613 Mr Ian Parry [3942] 1 Object
Summary Allocation amounts to overdevelopment of village.
Loss of open space between historic buildings at the centre of the village.
Site not suitable for development having regard to access and gradient.
Greenfield site outside the existing settlement.
Ecological issues with evidence of badger foraging trails from rectory land and feeding area for bats.
Change Sought: Delete site.
13562 Miss Gilllian Owen [3915] 1 Object
Summary I live behind this site, one of the main reasons I bought the property was because it wasn't overlooked. I grew up in a village and wanted to continue living in
one when I was older. If more houses were to be built in this village it would completely change the look and feel of it. Llysfaen has a strong community link,
this was clearly shown at the public meeting over 300 people attended when news of the plan to develop in this area was made public. No one in the village
wants the additional housing.
Change Sought: 1) Roads are not suitable for the increased traffic more houses will bring. They are rural, narrow country roads with no footpaths.
2) It is the historical centre of the village and should remain so. The village green is an important aspect of village life.
3) The surrounding properties are listed buildings and should not be overshadowed by MORE houses.
4) There has been enough housing development in LLysfaen over the last 10 years.
13909
THE LDP IS NOT SOUND WITH THIS SITE.
Mrs Frances Jean Del-Prete [4080] 1 Object
Summary Drastic over development of the village and other new housing areas denoted in the LDP.
Access onto already narrow and crowded roads particularly Pentregwyddel Road.
The listed village wall would disappear into the development.
The existing services would be unable to cope with the increase in volume.
The existing school is already up to capacity and would be unable to accommodate more children without large extension.
Change Sought: Deletion of Site
13823 Mrs Shirley Jones [4037] 1 Object
Summary You would kill the feel of Llysfaen as a village, this is its historical heart, right by the church and village hall.
Traffic would be a nightmare, the safety of the children at the school would be put at risk (no footpaths).
Not local people.
We have been told in the past no more development.
Not the infrastructure in place for the plan.
Fault lines throughout parts of the ground, release of radon gas.
Cross public footpath.
Use your brown sites.
Change Sought: Delete site.
13610 Mrs Susan Jones [3941] 1 Object
Summary School is not big enough to accomodate more children.
The existing road network is already udner pressure from existing residents and could not cope with extra usage from more houses being built.
Pentregwyddel Road is too narrow for extra volume of traffic.
The poposed site would have a huge impact on the historic centre of the village resulting in the character of the village being lost.
Finally Llysfaen already has its share of affordable housing and other sites throughout the County should be sought.
Change Sought: Delete Site
14021 Mr Robert Burns [4129] 1 Object
Summary Deletion of Site.
Over development in the last 15 years. Local infrastructure Inadequate limited drainage, footpaths and water.
Plan countrary to Tier 1 village strategy, much increased vehicle traffic. Loss of open space from village centre to listed historic buildings on sensitive site.
Greenfield site outside of existing development area wildlife badgers sets.
Change Sought: Deletion of Site
13980 Mrs Sara Trow [4114] 1 Object
Summary The loss of open space between our historic landmarks is a major concern of building on this site. This is going to cause over population in the village to
which we are not equipped for.
Change Sought: Deletion of site.
13619 Miss Sam Evans [3944] 1 Object
Summary We do not want to loose any more green areas.
We don't need the extra problems i.e. traffic.
The new houses recently built have ruined the nice views that people had.
More social problems such as higher crime, burglary etc. have already increased due to extra houses being built.
Rectory fields is a historic centre of the village.
No mains gas, too expensive for social housing tenants.
Change Sought: Delete site.
13688 Mr Hugh Keane [3977] 1 Object
Summary Llysfaen bearing a disproportionate allocation of new housing proposals, since 1993 161 given consent
Settlement boundary should not be amended without consultation
Strongly dispute WAG population increase
Substantial amount of empty properties in Colwyn area
Numerous small sites submitted and rejected, these include infil and are feasable
Overdevelopment in village
Access unsuitable
Current open amenity of green field, bordered by historic buildings
Whole aspect of village centre would be destroyed.
Large green areas to be preserved
There is an indication that severe ground shaking due to quarty blasting. This is caused by a reported fault line close this this site
Change Sought: Delete site
13646 Mrs Margaret Hodgson [3957] 1 Object
Summary I did not know that the rectory fields had been sold to Conwy Council as building land. The village hall stands on these fields with land surrounding it, land that
is used for grazing sheep.
The hall chuch and post office are all part of the old village of Llysfaen and I want our village to stay a village.
Geological fault running up Gamer Road off Cynfran Road into the field has been for a long time. I think everything should be left alone so there will not be
any serious outcome to the houses surrounding this area already here.
Change Sought: Delete site.
