Summary I object to the contingency housing allocation at Nant-y-Gamar Road.
It has not been prepared in accordance with the CIS and the LDP is therefore unsound.
I object on the following grounds:
Green Wedge - this is the first step in merging Craig-y-Don with Craigside.
Traffic Congestion - current heavy peak traffic at Ysgol Gogarth and the Health Authority.
Quality Agricultural Land - protected from development by PPW 2.8(1)
Farm Viability - the farm's viability has not been tested in accordance with TAN6W.

Summary I am writing to register the strong objection of both myself and my husband, Michael J Bentley, to the proposed development of Bodafon Fields. We think this
land should be retained as a totally green area and no housing or other development should be allowed to go ahead.

Summary I wish to oppose most strongly to the proposal put forward for Nant-y-Gamar Road:
1. The plan offends National Policy, is protected under Assembly Government Policy.
2. CCBC Planning Department objected to any housing development on this site.
3. The land quality was not mentioned in the LDP documents.
4. Has a feasability study been carried out regarding traffic which is already at saturation point.
5. The farms viabilty has not been tested and appears fragmented.

Summary I strongly oppose the Plan's poposal to allocate 1.8 hectares of greenfield, prime farmland for housng at Nant Y Gamar Road because after due consideration
the Planning Director's report in May 2006 stated that the Authority would resist any housing on Bodafon Fields. His conclusions still hold and if anything
make this opposition more critical on the gounds of increased traffic density and congestion and loss of greenfield amenity.

Summary I believe this plan to be flawed on one significant respect and the proposed allocation of 1.8 hectares of greenfield, prime farmland for housing constitutes the
bases for my opposition to the LDP:
Green Wedge
Traffic Congestion
Quality Agricultural land
Farm Viability
The late inclusion of the site impeded correct consultation.
The LDP pays no regard to the strategy for tourism.
Nesting Lapwings and rare twite.
Hydraulic overload of the sewerage system.
Land nearer the A470 would be more approporiate and limiting the area to 2.5 hectares would avoid encroaching upon green wedge and open countryside.

Summary I object to the planned development of Bodafon Fields.
We have been coming to Llandudno for over 46 years because of the promenade not being commercialised, flat and safe for children and older people. The
sight of the fields at the end of the bay is much commented on by visitors, it makes a wonderful backdrop to the bay.
The council should be concentrating on the pier and the old pavillion.
Also it is a disgrace that there are no toilet facilities by the beach and it is a long walk to find some.

Summary I object to the contingency housing allocation at Nant-y-Gamar Road.
This is protected land and the only protected green field area in the town.
Given the surplus of unsold and empty properties in the area there is no need for further development for housing now or in the near future. The infrastructure
including roads cannot cope with more people and traffic.
The building on Bodafon fields and the devlopment of the golf driving range is eroding the capabiilty of this farm to operate viably.

Summary I object to the Bodafon fields being used as a football in which some will make money but the mass of people will loose out.
We came to live here 22 years ago and we think Llandudno and its visitors would be the ones to loose what little is being left for enjoying in the town and
promenade.
