It has not been prepared in accordance with the CIS <strong>and</strong> the LDP is therefore unsound.<br />

I object on the following grounds:<br />

Green Wedge - this is the first step in merging Craig-y-Don with Craigside.<br />

Traffic Congestion - current heavy peak traffic at Ysgol Gogarth <strong>and</strong> the Health Authority.<br />

Quality Agricultural L<strong>and</strong> - protected from development by PPW 2.8(1)<br />

Farm Viability - the farm's viability has not been tested in accordance with TAN6W.<br />

Summary I am writing to register the strong objection <strong>of</strong> both myself <strong>and</strong> my husb<strong>and</strong>, Michael J Bentley, to the proposed development <strong>of</strong> Bodafon Fields. We think this<br />

l<strong>and</strong> should be retained as a totally green area <strong>and</strong> no housing or other development should be allowed to go ahead.<br />

Summary I wish to oppose most strongly to the proposal put forward for Nant-y-Gamar Road:<br />

1. The plan <strong>of</strong>fends National Policy, is protected under Assembly Government Policy.<br />

2. CCBC Planning Department objected to any housing development on this site.<br />

3. The l<strong>and</strong> quality was not mentioned in the LDP documents.<br />

4. Has a feasability study been carried out regarding traffic which is already at saturation point.<br />

5. The farms viabilty has not been tested <strong>and</strong> appears fragmented.<br />

Summary I strongly oppose the Plan's poposal to allocate 1.8 hectares <strong>of</strong> greenfield, prime farml<strong>and</strong> for housng at Nant Y Gamar Road because after due consideration<br />

the Planning Director's report in May 2006 stated that the Authority would resist any housing on Bodafon Fields. His conclusions still hold <strong>and</strong> if anything<br />

make this opposition more critical on the gounds <strong>of</strong> increased traffic density <strong>and</strong> congestion <strong>and</strong> loss <strong>of</strong> greenfield amenity.<br />

Summary I believe this plan to be flawed on one significant respect <strong>and</strong> the proposed allocation <strong>of</strong> 1.8 hectares <strong>of</strong> greenfield, prime farml<strong>and</strong> for housing constitutes the<br />

bases for my opposition to the LDP:<br />

Green Wedge<br />

Traffic Congestion<br />

Quality Agricultural l<strong>and</strong><br />

Farm Viability<br />

The late inclusion <strong>of</strong> the site impeded correct consultation.<br />

The LDP pays no regard to the strategy for tourism.<br />

Nesting Lapwings <strong>and</strong> rare twite.<br />

Hydraulic overload <strong>of</strong> the sewerage system.<br />

L<strong>and</strong> nearer the A470 would be more approporiate <strong>and</strong> limiting the area to 2.5 hectares would avoid encroaching upon green wedge <strong>and</strong> open countryside.<br />

Summary I object to the planned development <strong>of</strong> Bodafon Fields.<br />

We have been coming to <strong>Ll<strong>and</strong>udno</strong> for over 46 years because <strong>of</strong> the promenade not being commercialised, flat <strong>and</strong> safe for children <strong>and</strong> older people. The<br />

sight <strong>of</strong> the fields at the end <strong>of</strong> the bay is much commented on by visitors, it makes a wonderful backdrop to the bay.<br />

The council should be concentrating on the pier <strong>and</strong> the old pavillion.<br />

Also it is a disgrace that there are no toilet facilities by the beach <strong>and</strong> it is a long walk to find some.<br />

Summary Why are you building on Badafon Fields, it is the last green belt in <strong>Ll<strong>and</strong>udno</strong> <strong>and</strong> agricultural l<strong>and</strong>. Please reconsider.<br />

Summary I object to the contingency housing allocation at Nant-y-Gamar Road.<br />

This is protected l<strong>and</strong> <strong>and</strong> the only protected green field area in the town.<br />

Given the surplus <strong>of</strong> unsold <strong>and</strong> empty properties in the area there is no need for further development for housing now or in the near future. The infrastructure<br />

including roads cannot cope with more people <strong>and</strong> traffic.<br />

The building on Bodafon fields <strong>and</strong> the devlopment <strong>of</strong> the golf driving range is eroding the capabiilty <strong>of</strong> this farm to operate viably.<br />

Summary I object to the Bodafon fields being used as a football in which some will make money but the mass <strong>of</strong> people will loose out.<br />

We came to live here 22 years ago <strong>and</strong> we think <strong>Ll<strong>and</strong>udno</strong> <strong>and</strong> its visitors would be the ones to loose what little is being left for enjoying in the town <strong>and</strong><br />

promenade.<br />
