Summary I would like to put forward two alternative sites for development in the LPD.<br />

I believe these two sites can be assessed as sustainable against the Council's criteria <strong>and</strong> are more suitable for development than the Brookl<strong>and</strong>s site.<br />

Change Sought: Allocate the two parcels <strong>of</strong> l<strong>and</strong> on the attached plans.<br />

Summary I object as follows:<br />

Lack <strong>of</strong> public consultation, documents expensive <strong>and</strong> written in planning terminology, website confusing.<br />

The assessments <strong>of</strong> the sites are untrue, the l<strong>and</strong> is outside the settlement <strong>and</strong> is not semi rural.<br />

The l<strong>and</strong> is designated as 'special l<strong>and</strong>scape value'.<br />

Bus services are inadequate.<br />

<strong>Site</strong>s are in open countryside.<br />

Plot 355 has a high pressure gas main running through it.<br />

The road leading to the sites has severe restrictions.<br />

Access to amenities is very poor.<br />

Have a variety <strong>of</strong> aminal species <strong>and</strong> plant life.<br />

The original size <strong>of</strong> Plot 355 has doubled.<br />

Unacceptable burden on infrastructure.<br />

Change Sought: Delete site.<br />

Summary The site included in the original LDP did not meet the soundness tests as it is not in a green belt area, there is a main gas pipe running through the field<br />

(confirmed in writing to me by United Utilities who are unaware <strong>of</strong> the inclusion <strong>of</strong> this site in the original LDP/revised LDP) <strong>and</strong> there are serious highway<br />

issues which is the reason the site on the opposite side <strong>of</strong> the road was rejected from the original LDP.<br />

Summary We have made separate representations in relation to the housing l<strong>and</strong> supply, needs <strong>and</strong> levels <strong>of</strong> growth suggest in the Plan. The conclusion <strong>of</strong> these<br />

representations is that without additional housing provision the plan is unsound <strong>and</strong> there is a considerable shortfall in housing l<strong>and</strong> supply to meet the needs<br />

identified by the evidence. This site is currently identified as a contingecy site in the Plan. The Council, therefore, acknowledge that it is a suitable site for<br />

residential development <strong>and</strong> has the potential to contribute to housing supply during the plan period.<br />

Change Sought: The site at Dolwen Road, Old Colwyn by allocated for housing development.<br />

Summary We object on the following grounds:<br />

Traffic safety on dolwen Road on the section approaching the 30mph signs.<br />

How can this road possibly sustain an increase in traffic <strong>of</strong> this magnitude in such a dangerous place? We are only 2 cars - you are creating a problem with<br />

potentially 300+ cars.<br />

Further down the road is the entrance for Ysgol Bryn Elian <strong>and</strong> also Ysgol Ty Gwyn Jones, both <strong>of</strong> which already have serious traffic concerns on a daily<br />

basis.<br />

Change Sought: Delete site.<br />

Summary My main objections are;<br />

These are green field sites. Surely there are brown field sites.<br />

Natural habitats with their own unique flora <strong>and</strong> fauna need to be protected for future generations.<br />

Has an environmental impact study been carried out ?<br />

2 sites have now been identified whereas there was only 1 site in the original.<br />

Building this many homes in a small area would destroy the character.<br />

Traffic on Dolwen rd would massively increase.<br />

Access to the proposed sites is poor.<br />

Local services eg schools , doctors , dentist etc would be put under added strain.<br />
