Summary School is not big enough to accomodate more children.<br />

The existing road network is already udner pressure from existing residents <strong>and</strong> could not cope with extra usage from more houses being built.<br />

Pentregwyddel Road is too narrow for extra volume <strong>of</strong> traffic.<br />

The poposed site would have a huge impact on the historic centre <strong>of</strong> the village resulting in the character <strong>of</strong> the village being lost.<br />

Finally Llysfaen already has its share <strong>of</strong> affordable housing <strong>and</strong> other sites throughout the County should be sought.<br />

Summary We are concerned that the draft framework has identified l<strong>and</strong> to the south <strong>of</strong> the buffer zone as suitable for housing.<br />

Whilst this l<strong>and</strong> lies outside the buffer zone <strong>and</strong> would not experience blast vibration in excess <strong>of</strong> that stipulated by the planning permissions relating to the<br />

operation <strong>of</strong> Raynes Quarry it is possible that the occupants <strong>of</strong> dwellings may perceive vibration resulting from quarry operations. This in turn may result in<br />

complaints being made to the MPA with regard to the quarry's operations despite operations being fully compliant with planning requirements.<br />

Change Sought: Remove the housing allocation at Ysgol Cynfran, Llysfaen.<br />

Summary This site is too close to the school, access will be difficult <strong>and</strong> will pose a danger to children travelling to <strong>and</strong> from school.<br />

Road links to the village are poor.<br />

There are parking problems.<br />

This site will be accessed from a narrow road following a blind bend posing a further danger to pedestrians <strong>and</strong> road users.<br />

Inadequate facilities in village to cope with more residents.<br />

The village is losing it's character <strong>and</strong> becoming an urban sprall.<br />

Further loss <strong>of</strong> green spaces makes us all poorer.<br />

Change Sought: No further housing development in Llysfaen, we have had enough. New housing does not meet local need it just encourages migration from other areas. We<br />

can't just keep buliding until not an acre <strong>of</strong> green l<strong>and</strong> is left, the population increase needs to be addressed through immigration control <strong>and</strong> changes the<br />

benefit system in the UK.<br />

Summary The site would lead to over development <strong>of</strong> village, where there has already been substantial development in the past 10 years. Unsuitable access proposed<br />

adjacent to school where the lane is narrow with a hazardous bend, very dangerous. <strong>Allocation</strong> amounts to over development <strong>of</strong> village which has a limited<br />

infrastructure <strong>and</strong> narrow roads.<br />

Summary Totally unsuitable being close to a school.<br />

No footpath connections.<br />

Not suitable for development.<br />

Greenfield site outside existing settlement.<br />

Village has limited <strong>and</strong> narrow roads.<br />

The LDP is not sound with this site included.<br />

Summary The proposed development would mean a huge increase <strong>of</strong> private <strong>and</strong> utility vehicles. Llysfaen is a village <strong>and</strong> was not designed to accommodate<br />

substantial amounts <strong>of</strong> increased traffic <strong>and</strong> cater in particular for heavy utility vehicles. The current school site access is on a blind, narrow bend <strong>and</strong> it would<br />

be highly dangerous to increase traffic flow here. it is unclear from the LDP site plan exactly where access to this site would be. New housing developments<br />

will increase the use <strong>of</strong> Mynydd Marian, the local nature reserve, which already has damage from the local population usage.<br />

Change Sought:<br />

<strong>Site</strong> to be deleted from the proposed LDP.<br />

22322 Cyngor Cymuned Llysfaen Community Council (Mr Gwyndaf Morris) [2079] 342 Object<br />

Summary We object as follows:<br />

Overdevelopment <strong>of</strong> a Tier 1 Main Village<br />

The village school area is already congested, the l<strong>and</strong> may be required for future extension <strong>of</strong> school buildings <strong>and</strong> play area<br />

The road infrastructure is inadequate <strong>and</strong> will not cope with an extra 70 vehicles<br />

Quality <strong>of</strong> access roads are poor or undeliverable access altogether<br />

Summary The proposal represents an over development within the village. The site is unsuitable by virtue <strong>of</strong> proximity to the school <strong>and</strong> will require access through the<br />

school access road. Village infrastructure, facilities <strong>and</strong> highways are inadequate to support this development.<br />

LDP is unsound.<br />

Summary I object on the following grounds:<br />

1. Settlement growth<br />

2. Access<br />

3. Ownership.<br />

The village has already taken substantial amounts <strong>of</strong> housing growth in recent years <strong>and</strong> the proposed allocation plus commitments will achieve an<br />

unsustainable <strong>and</strong> inapproporate growth rate for a main village.<br />
