Summary I wish to object a follows:<br />

It is not clear where the access road would be <strong>and</strong> the extra traffic would be using roads that are already struggling to cope there is also the problem <strong>of</strong> all this<br />

extra traffic needing to go onto the expressway roundabout to the a55 at peak times. an alternate site which could be used plas mawr parc as it is now only<br />

used as a dog toilet <strong>and</strong> a place for drug dealing but we would still need improvement to the roundabout<br />

Summary I object as follows:<br />

Access to the site which can only be from y berllan or merton park <strong>and</strong> craiglwyd road as these roads are already verry busy <strong>and</strong> a further 120 + cars up <strong>and</strong><br />

down would be a further hazard to local residents <strong>and</strong> children coming <strong>and</strong> going to school<br />

Our community would suffer from a major increase in population ie doctors etc.<br />

We would also need better access to the a55 than the current roundabout's with increased traffic than we have now as cars are already queing at peak times.<br />

I object as follows:<br />

1. This is one <strong>of</strong> the most inaccessible sites in the whole <strong>of</strong> Penmaenmawr.<br />

2. Possible access issues.<br />

3. Traffic issues.<br />

4. There are some Brownfield sites in the village which have unimpeded access to the main road & are a complete eyesore in the village. Why can't these be<br />

used?<br />

5. The whole project, in my opinion, has not given residents sufficient time or information to digest the proposals & has not been well advertised in the press<br />

until a very late stage.<br />

Adversely affect neighbouring properties <strong>and</strong> their communities.<br />

Highways access issues.<br />

Subject to flooding.<br />

Would de-value all the surrounding properties.<br />

Parking issues.<br />

Lack <strong>of</strong> access for emergency vehicles due to parked cars.<br />

Represents overdevelopment <strong>of</strong> a small site in a sensitive area.<br />

Serious consequences for wildlife.<br />

Development would be overlooking the existing houses.<br />

Summary There are many grounds for the objection but two <strong>of</strong> the most important are a) access <strong>and</strong> b) removing a green field site when there are many derelict<br />

houses <strong>and</strong> brown field sites in the village.<br />

I would also like to object to the lack <strong>of</strong> consultation on the LDP. We only have a very few days to formulate our objections <strong>and</strong> communication on this<br />

important issue has been noticable by its absence.<br />

I underst<strong>and</strong> that there may be grounds to object because correct procedures have not been followed in this event.<br />

Summary We object on the following grounds:<br />

Access via Y Berllan would be inappropriate due to the narrow access, access via Graiglwyd Road would be dangerous in view <strong>of</strong> the volume <strong>of</strong> traffic<br />

arleady using Merton Park Hill.<br />

Another concern is the volume <strong>of</strong> vehicles using the roundbout leading onto the A55 at Dwygyfylchi, this is already a very hazardous juntion <strong>and</strong> with a huge<br />

increase in vehicles the problem would be exacerbated.<br />

Summary Oustide the Settlement Boundary, constitutes loss <strong>of</strong> existing greenfield l<strong>and</strong>.<br />

Will add load to an already problematic sewage system<br />

There is an increasing risk <strong>of</strong> flooding.<br />

There is no sound plan for additional employment.<br />

No justification has been made for this housing need in the settlement.<br />

Impacts on a High Quality L<strong>and</strong>scape Area, Open Countryside, <strong>and</strong> on Views <strong>and</strong> Local Character.<br />

Conwy Council has not consulted residents or Town.<br />

The LDP is flawed in that it contains planning policies aspiring to high ideals which it claims to meet, but these are expounded as generalisations which are<br />

then <strong>of</strong>ten contradicted.<br />

Change Sought: The community must be consulted <strong>and</strong> their views considered<br />

The evidence base must be revised to reflect changes in the economy<br />

The Wales Satial Plan should be adhered to<br />

open spaces policy regarding area per head <strong>of</strong> population must be provided for<br />

Affordable housing should not be focussed in high densities within communities<br />
