Summary There is no credible evidence base that the allocation of this green-field site for housing development is appropriate.
There are a number of previously developed sites in the Rhos-on-Sea area which have not been considered for development which could address local
housing need and demand (for example the Government Buildings at Dinerth Road).
The previously developed sites should be fully assessed and considered against the Local Housing Market Assessment (LHMA) when this has been
completed. It is premature of the Council to allocate sites until the alternative previously developed sites have been properly considered in conjunction with
the LHMA.
