Summary We object to the housing allocation at Bryn Castell <strong>and</strong> suggest its replacement with a new housing proposal on l<strong>and</strong> to the north <strong>of</strong> Sychnant Pass Road,<br />

Conwy. The proposed replacement housing site is in a sustainable <strong>and</strong> accessible location <strong>and</strong> reflects the scale <strong>and</strong> pattern <strong>of</strong> development in the locality. It<br />

can be developed for housing without affecting the essential setting <strong>of</strong> the World Heritage <strong>Site</strong> <strong>and</strong> will make a valued contribution towards the provision <strong>of</strong><br />

housing, including affordable housing <strong>and</strong> also maintain the economic prospertity <strong>and</strong> social fabric <strong>of</strong> the town.<br />

Change Sought: Deletion <strong>of</strong> housing allocation at Bryn Castell <strong>and</strong> its replacement with a proposed housing allocation on l<strong>and</strong> to the north <strong>of</strong> Sychnant Pass Road, Conwy.<br />

Alternatively if the corresponding objection to the low housing provision is agreed the l<strong>and</strong> at Sychnant Road can be considered as an additional housing site<br />

to allow the new dwelling requirement to be delivered on sustainable <strong>and</strong> accessible sites.<br />

Summary site 368 is affected by a Cadw boundary. I feel site 20 Sychnant Pass Road would be more suitable.<br />

Summary Impact on tourism<br />

Conwy is a World Heritage <strong>Site</strong>.<br />

One new development has just been completed resulting in the eyesore view <strong>of</strong> washing lines facing Bryn Castell.<br />

CADW have issued a plan <strong>of</strong> the site with their boundary line cutting across the site. This would seriously restrict any sympathetic development in this area.<br />

- Increased traffic<br />

- It is the junction <strong>of</strong> a main arterial road<br />

- In winter, due to the steepness <strong>of</strong> the hill we have a safety issue with ice forming.<br />

Change Sought: Alternative sites<br />

I would propose the Old Marine Garage site on Conway Road, <strong>Ll<strong>and</strong>udno</strong> <strong>Junction</strong>. This has many advantages; it has a wonderful view down the Conwy<br />

River Valley which makes living there very attractive plus the site is fronted on two sides by existing housing:<br />

- It is on a main bus route<br />

- Walking distance to a mainline rail station<br />

- Supermarkets (5 or 10 minutes)<br />

- Local shops<br />

- Post Office<br />

- Banks<br />

- Pubs<br />

- Restaurants <strong>and</strong> takeaways<br />

- Schools<br />

- Access to A55 Trunk Road within minutes<br />

I am informed at present the Council has earmarked this l<strong>and</strong> for Industrial Development but if the need for housing is so great, it must be more beneficial to<br />

keep housing where all the services for a vibrant community to flourish are already established.<br />

With l<strong>and</strong> at the old Hotpoint site, Industrial Parks at <strong>Ll<strong>and</strong>udno</strong> <strong>Junction</strong>, Tre Marl, Mochdre <strong>and</strong> Conwy Morfa, there is enough to absorb any potential<br />

business into existing Industrial Parks, rather than encroach onto an existing residential area.<br />
