Summary This estate already has its share of problems from the inconsiderate parking caused by the close proximity to Llandrillo College and the traffic chaos when the
Rugby Club holds an event.
It would be even worse with more traffic in and out of Llandudno Road.
The roads are narrow and in a bad state of repair and the road network is unsuitable for public transport. There is also a lack of amenities.
Dinarth Hall is a working farm and the proposed site in the plan is a flood plain. Residents on Brookfield Drive have had problems with insurance to this effect.
Change Sought: We hope at the time of decision Dinarth Hall Farm will be released from the LDP.

Infrastructure is inadequate and will create extra traffic. Insufficient facilties for community.

Summary I have lived in the area now for many years and together with many other residents feel that this estate with its narrow roads is not capable of dealing of
dealing with a further influx of traffic from Llandudno Road.
With its close proximity to Llandrillo College and the Colwyn Bay Rugby Club, there are often problems caused by inconsiderate parking.
With the concern for conserving the grassed areas, why are we covering the only open grassed area between Rhos and Penrhyn Bay with buildings and
tarmac?
There are no amenities in the area and only an hourly bus service.
