SECTION FOUR - SPATIAL POLICIES, KEY DIAGRAMS AND SUPPORTING DEVELOPMENT CONTROL POLICIES
4.2.2 Housing Strategy Statement, Policy HOU/1 MEETING THE HOUSING NEED, Site 2, Rhuddlan Road, Abergele
Rep No Name People Type
13442 Mrs P I Leahy [3093] 1 Object
Summary The Plan in its present form is totally unrealistic in relation to the infrastructure of Abergele, there can be no real evidence base that can lead to the veiw that
Abergele can support the introduction of 800 homes.
It does not offer any clear solution to the issue of traffic congestion in the town centre.
It adopts an overoptimistic view as to the jobs availability.
It does not take account of already stretched services in Health and Eduction.
It does not take account of the impact the policies of Denbigshire will have on Abergele.
Change Sought: Reduce the housing allocation for Abergele.
17651 Mr Caledfryn Williams [1192] 1 Object
Summary These sites form the gateway to the town from the east and will result in the loss to development of existing playing fields.
Parts of the land are at risk of flooding and comprise best and most versatile agricultural land protected from development by national planning policies. No
assessment of archaeological potential has been undertaken.
Development is shown to be dependant on the Abergele Traffic Improvement Scheme (funded by developer contributions) but the plan fails to identify how or
if these can be delivered. Development will introduce unacceptable traffic growth and flows through the town centre.
Change Sought: Deletion of site.
13394 Mr M G Ralph [868] 1 Object
Summary I'm writing to register my protest at the revised LDP. My objections are as follows:
Loss of amenity
Traffic conjestion
Strain on infrastructure
All these points need to be taken very seriously indeed. Abergele does not need this LDP.
Change Sought: Adjust the level of housing growth for Abergele.
13547 Mr David Jones MP [3903] 1 Object
Summary Much of this land is of high landscape and agricultural quality and should not be the subject of development. The plan does not show how infrastructure to
serve a significantly enlarged population - including medical and education - will be delivered. The plan takes no cognisance of the proposals by Denbighshire
to develop the neighbouring village of Bodelwyddan, which is also reliant on the infrastructure of Abergele. Housing growth levels (1360 units) proposed
exceed of the needs of the town and will result in increased traffic through town and harmful change to the character of the town.
Change Sought: Abandon or substantially reduce the development of this site; consider the cumulative impact of housing development both in Conwy and Denbighshire
