Summary Plan unsound as it will not produce 6800 dwellings due to-<br />

1.Limited number <strong>of</strong> new sites expected to produce <strong>and</strong> sell a high numbers <strong>of</strong> dwellings. Not realistic.<br />

2. Overdependency on windfall sites,<br />

3. Dependency on purchase <strong>of</strong> empty dwellings.<br />

The allocation <strong>of</strong> contingency housing sites at the present time will assist in attaining the housing target.<br />

The contingency housing sites be allocated for housing now to ensure 6800 new dwellings by 2020.<br />

Change Sought: Mostyn Estates Limited propose that the contingency housing sites plus possible other sites be allocated at the present time to ensure the completion <strong>of</strong> 6800<br />

new dwellings by 2022.<br />

Summary Totally unsuitable access proposed adjacent to school.<br />

No footpath connection between historic centre <strong>of</strong> the village <strong>and</strong> the proposed allocation.<br />

Greenfield site outside the existing settlement.<br />

Summary The proposed development would mean a huge increase <strong>of</strong> private <strong>and</strong> utility vehicles. Llysfaen is a village <strong>and</strong> was not designed to accommodate<br />

substantial amounts <strong>of</strong> increased traffic <strong>and</strong> cater in particular for heavy utility vehicles. The current school site access is on a blind, narrow bend <strong>and</strong> it would<br />

be highly dangerous to increase traffic flow here. it is unclear from the LDP site plan exactly where access to this site would be. New housing developments<br />

will increase the use <strong>of</strong> Mynydd Marian, the local nature reserve, which already has damage from the local population usage.<br />

Change Sought: <strong>Site</strong> to be deleted from the proposed LDP.<br />

Summary I object on the grounds <strong>of</strong>:<br />

Insufficient notification.<br />

Privacy <strong>and</strong> overlooking.<br />

Recent development has raised occurrences <strong>of</strong> crime related matters in the area.<br />

There is no reason to build new houses when there are numerous empty properties.<br />

Amenities in the village would not sustain the large increase proposed.<br />

Safety <strong>and</strong> build integrity should the l<strong>and</strong> above the mine be used. Blasting from the quarry has physically shaken houses in the area.<br />

Summary I object to the housing allocation at Ysgol Cynfran, Llysfaen.<br />

Every single home next to the field will suffer loss <strong>of</strong> privacy because they are lower than the field.<br />

There is no need to build on greenfield sites, there are plenty <strong>of</strong> brownfield sites available.<br />

These houses will not be used by the younger generation but people from Liverpool who want to come <strong>and</strong> live cheaply by the sea.<br />

The fields should be used as a tourist attraction.<br />

Summary Llysfaen village has narrow roads making this proposal dangerous for school children.<br />

The development is too large for the Tier 1 village contrary to development <strong>and</strong> strategy <strong>of</strong> the plan.<br />

Overdevelopment <strong>of</strong> the already developed village which has had considerable development over the last 15 years.<br />

Limited infrastructure within the village.<br />

Totally unsuitable lack <strong>of</strong> provision for footpath <strong>and</strong> proposed allocation.<br />

Summary We are a village <strong>and</strong> we don't need any more housing estates in Llysfaen. We need to stop <strong>and</strong> try <strong>and</strong> keep some green areas for our children <strong>and</strong><br />

gr<strong>and</strong>children. We have a lot <strong>of</strong> wildlife up here. Also our drains are definately not built for more houses. There are lots <strong>of</strong> empty properties above the shops<br />

in Old Colwyn <strong>and</strong> Colwyn Bay.<br />

Change Sought: Remove the housing allocation at Ysgol Cynfran, Llysfaen.<br />

Summary 1. <strong>Allocation</strong> amounts to over-development <strong>of</strong> village.<br />

2. Unsuitable access proposed adjacent to school.<br />

4. <strong>Site</strong> isolated from Dolwen Road.<br />

5. Already substantial development in Dolwen Road in past 10 years.<br />

The LDP is not sound with this site included.<br />

Summary Totally unsuitable access proposed adjacent to the school.<br />

There would be extra traffic on Dolwen Road, whichis unfit <strong>and</strong> constricted. There is a blind bend, it is narrow <strong>and</strong> there is no pavement.<br />

I believe this is a greenfield site outside the existing settlement.<br />
