Summary Plan unsound as it will not produce 6800 dwellings due to-
1.Limited number of new sites expected to produce and sell a high numbers of dwellings. Not realistic.
2. Overdependency on windfall sites,
3. Dependency on purchase of empty dwellings.
The allocation of contingency housing sites at the present time will assist in attaining the housing target.
The contingency housing sites be allocated for housing now to ensure 6800 new dwellings by 2020.
Change Sought: Mostyn Estates Limited propose that the contingency housing sites plus possible other sites be allocated at the present time to ensure the completion of 6800
new dwellings by 2022.

No footpath connection between historic centre of the village and the proposed allocation.

Summary The proposed development would mean a huge increase of private and utility vehicles. Llysfaen is a village and was not designed to accommodate
substantial amounts of increased traffic and cater in particular for heavy utility vehicles. The current school site access is on a blind, narrow bend and it would
be highly dangerous to increase traffic flow here. it is unclear from the LDP site plan exactly where access to this site would be. New housing developments
will increase the use of Mynydd Marian, the local nature reserve, which already has damage from the local population usage.
Change Sought: Site to be deleted from the proposed LDP.

Summary I object on the grounds of:
Insufficient notification.
Privacy and overlooking.
Recent development has raised occurrences of crime related matters in the area.
There is no reason to build new houses when there are numerous empty properties.
Amenities in the village would not sustain the large increase proposed.
Safety and build integrity should the land above the mine be used. Blasting from the quarry has physically shaken houses in the area.

Summary I object to the housing allocation at Ysgol Cynfran, Llysfaen.
Every single home next to the field will suffer loss of privacy because they are lower than the field.
There is no need to build on greenfield sites, there are plenty of brownfield sites available.
These houses will not be used by the younger generation but people from Liverpool who want to come and live cheaply by the sea.
The fields should be used as a tourist attraction.

Summary Llysfaen village has narrow roads making this proposal dangerous for school children.
The development is too large for the Tier 1 village contrary to development and strategy of the plan.
Overdevelopment of the already developed village which has had considerable development over the last 15 years.
Limited infrastructure within the village.
Totally unsuitable lack of provision for footpath and proposed allocation.

Summary We are a village and we don't need any more housing estates in Llysfaen. We need to stop and try and keep some green areas for our children and
grandchildren. We have a lot of wildlife up here. Also our drains are definately not built for more houses. There are lots of empty properties above the shops
in Old Colwyn and Colwyn Bay.

There would be extra traffic on Dolwen Road, whichis unfit and constricted. There is a blind bend, it is narrow and there is no pavement.
I believe this is a greenfield site outside the existing settlement.
