SECTION FOUR - SPATIAL POLICIES, KEY DIAGRAMS AND SUPPORTING DEVELOPMENT CONTROL POLICIES
4.2.2 Housing Strategy Statement, Policy HOU/1 MEETING THE HOUSING NEED
Rep No Name People Type
14544 Mr David Jones [4486] 1 Object
Summary The development boundary for Llysfaen should be extended to include the submitted site as it will allow for further substantial housing growth in Llysfaen.
Extending the settlement limit to include the site would fit in with the existing settlement pattern and would effectively round off the existing settlement limit.
The land is immediately available for development, is appropriate for residential development and in a sustainable location.
Change Sought: Allocate the Residential Curtilage of Rhianfa, Llysfaen for housing.
14545 Mr David Jones [4486] 1 Object
Summary The development boundary for Llysfaen should be extended to include the submitted site as it will allow for further substantial housing growth in Llysfaen.
Extending the settlement limit to include the site would fit in with the existing settlement pattern and would effectively round off the existing settlement limit.
The area of land includes land which contains a significant cluster of houses. Redefining the green wedge to exclude this cluster of housing will provide
stronger defensible boundaries to the green wedge.
The land is immediately available for development, is appropriate for residential development and in a sustainable location.
Change Sought: Allocate the land to the south of Rockhaven, Llysfaen for housing.
19059 Mrs Sharron Claire Tinsley [4461] 1 Object
Summary We consider the scale of growth excessive and unjustified to meet the needs of the Town and the LDP lacks a robust and credible evidence to support it, fails
to demonstrate whether the community has or is capable of delivering the necessary infrastructure and house building capacity to support growth (particularly
in combination with the impacts of development proposed in Bodelwyddan) and would have impact on the culture of the Town (including the Welsh language).
Change Sought: Greater emphasis should be placed on a lower level of growth that supports existing community infrastructure and natural population change.
14535 Chattelle Developments Ltd (Mr Willie Donnelly) [4484] 1 Object
Summary Site 201/C15/SR60 was discounted during the site Assessment Process as it was condered unsuitable for allcation as it was within the Quarry Buffer Zone,
Greenwedge and Safeguarded Hard Rock Reserve area set within the LDP proposals maps.
However, bearing in mind the submissions put forward in the Landscape and Visual Impact Appraisal attached and in Sections 2, 4 and 5 in the main
submission documenet relating to the Green Wedge designation, the safeguarded Hard Rock reserve Area designation and the Quarry Buffer Zone it is
apparent that this assessment is not correct.
Change Sought: Allocate site 201/C15/SR60 for housing.
17798 Mrs Margaret Parkin [4462] 1 Object
Summary We consider the scale of growth excessive and unjustified to meet the needs of the Town and the LDP lacks a robust and credible evidence to support it, fails
to demonstrate whether the community has or is capable of delivering the necessary infrastructure and house building capacity to support growth (particularly
in combination with the impacts of development proposed in Bodelwyddan) and would have impact on the culture of the Town (including the Welsh language).
Change Sought: Greater emphasis should be placed on a lower level of growth that supports existing community infrastructure and natural population change.
14506 Mr Gary Jones [4477] 1 Object
Summary I object to the ludicrous plans to build around 7,000 new houses all over Conwy county's green spaces.
Roads will become over congested, which will probably lead to the need to plough money into eventually redeveloping them, or maybe residents will be left to
struggle through the traffic. Either way, pollution will increase. There is a danger that the classrooms in local schools will become overcrowded, as will the
waiting rooms in local doctors and dental surgeries.
Change Sought: Reduce the housing growth.
14501 Betsi Cadwaladr University Health Board [4475] 1 Object
Summary We support the identification of Llanfairfechan as an urban area and the recognition of its potential for significant residential development.
however, we consider that the choice of sites is incorrect and has not had propoer regard to the desirabilityo f selecting approporitate previously developed
land.
We seek to promote two alternative parcels of land at Brynyneuadd Hospital as alternative, preferable parcels of land for development.
Change Sought: Allocate the two suggested parcels of land at Brynyneuadd Hospital.
18982 Mrs E Evans [4420] 1 Object
Summary We consider the scale of growth excessive and unjustified to meet the needs of the Town and the LDP lacks a robust and credible evidence to support it, fails
to demonstrate whether the community has or is capable of delivering the necessary infrastructure and house building capacity to support growth (particularly
17613 The Representative Body of the Church in Wales [4490] 1 Object
Summary The land being glebe land adjacent to the former Llanddulas Rectory should be allocated for housing.
The proposed site is close to the centre of Llanddulas with local store, primary school, public house, post office, parish Church and community centre.
The site is served by public transport with a regular bus service being on the main bus route betwen Abergele and Colwyn Bay.
The site is a short distance from the North Wales coastal cycle path and is within easy walking distance to the main settlement centre.
We are not aware of any significant environmental considerations.
Change Sought: The land being glebe land adjacent to the former Llanddulas Rectory should be allocated for housing.
17622 O Jones and Sons Ltd (Mr Gareth Jones) [4473] 1 Object
Summary Allocate site 149/SR49.
The site is entirely acceptable and appropriate for allocation, it does not suffer from any highway issues. As such is should be allocated to assist in meeting
the shorstfalls in housing growth level set within the plan.
Change Sought: Allocate site 149/SR49.
17820 Mr Brian Jones [4464] 1 Object
