Summary I object to the proposed contingency housing site allocation at Nant-y-Gamar Road.<br />

This area has been granted a green wedge status. Also, as Grade 3a quality agricultural l<strong>and</strong>, is protected from development.<br />

National Policy PPW 2.8(1) protects high quality agricultural l<strong>and</strong> from development. This site should be removed from Conwy LDP for perpetuity.<br />

Summary We object to the contingency housing allocation on Nant-y-Gamar Road.<br />

This is yet another step towards loosing Bodafon Fields as prime agricultural l<strong>and</strong>, green belt <strong>and</strong> wild life site.<br />

We are amazed that our counsellors have voted for this plan without being fully aware <strong>of</strong> the restriction on this l<strong>and</strong>.<br />

In addition to this l<strong>and</strong> being within the proposed green wedge it is also designated as prime agricultural l<strong>and</strong> protected under the National Assembly Policy<br />

Planning document.<br />

The LDP clearly states that before protected l<strong>and</strong> is considered for development all other inferior quality l<strong>and</strong> must be utilised first.<br />

The proposed development should be refused or withdrawn immediately <strong>and</strong> the proposed green wedge preserved.<br />

Summary I object to the inclusion <strong>of</strong> 1.8 hectares <strong>of</strong> Bodafon Fields for housing development.<br />

Not only does it contravene the protection afforded prime agricultural l<strong>and</strong> by the Welsh Assembly Government it also conflicts with the Planning Director's<br />

Report in May 2006 that other forms <strong>of</strong> inappropriate development on the Bodafon fields would be resisted.<br />

Bodafon Fields are recognised as a l<strong>and</strong>scape conservation area <strong>and</strong> the field is classified as Grade 3A which should be protected from development, these<br />

facts do not appear to be mentioned in the LDP documents.<br />

This would set a precedent for future development <strong>of</strong> the field.<br />

This site is designated as prime agricultural l<strong>and</strong> protected under the National Assembly's Policy Planning Wales document. It states that l<strong>and</strong> graded 1, 2<br />

<strong>and</strong> 3a is a scare resource <strong>and</strong> must be protected from development.<br />

Summary This proposal to include Bodafon Fields in the LDP should be rejected for the following reasons:<br />

1. Serious traffic congestion<br />

2. The current demographic population in <strong>Ll<strong>and</strong>udno</strong> remains static<br />

3. This site is Grade 3A arable l<strong>and</strong><br />

4. It would reduce the viability <strong>of</strong> the farm<br />

5. It is not a big enough site for development<br />

6. The need to redevelop brownfield sites should be top priority<br />

7. It would be a blot on the l<strong>and</strong>scape<br />

8. It would give the green light to develop the rest <strong>of</strong> the field<br />

9. It would be <strong>of</strong> no benefit to the town<br />

Summary I object to the contingency housing allocation at Nant-y-Gamar Road.<br />

The National Assembly's Policy Planning Wales stated that l<strong>and</strong> graded 1, 2 <strong>and</strong> 3a is scare <strong>and</strong> must be protected. There is no mention <strong>of</strong> the grade <strong>of</strong> the<br />

field <strong>and</strong> this should have been protected as green belt l<strong>and</strong>.<br />

<strong>Ll<strong>and</strong>udno</strong> is a tourist destination <strong>and</strong> the oases <strong>of</strong> green <strong>and</strong> calm is a welcome relief from the new retail park.<br />

Summary I object to the housing allocation on Nant-y-Gamar Road:<br />

Designated as prime agricultural l<strong>and</strong> which is protected under the National Assembly for Wales: Planning Policy Wales document<br />

The site is part <strong>of</strong> the Green Wedge<br />

Planners are guided by TAN6 <strong>and</strong> there is no evidence that his guidance has been followed.<br />

Summary I write to register my strong objections to the proposed developement <strong>of</strong> 65 houses on Nant-y-Gamar Road.<br />

1 This site is a Green Wedge.<br />

2 Nant y Gamar Road is already quite heavily congested due to vehicles from Ysgol Gogarth <strong>and</strong> Roslin.<br />

3 The l<strong>and</strong> at Bodafon is designated as Prime Agricultural l<strong>and</strong>.<br />

4 I underst<strong>and</strong> that the viability <strong>of</strong> Bodafon Farm has not been subject to evaluation.<br />

5 This propoasl appears to be the start <strong>of</strong> merging Craig y Don with Craigside.<br />

This proposal should be urgently reviewed <strong>and</strong> the housing developement removed from the LDP.<br />
