Summary I object to the proposed contingency housing site allocation at Nant-y-Gamar Road.
This area has been granted a green wedge status. Also, as Grade 3a quality agricultural land, is protected from development.
National Policy PPW 2.8(1) protects high quality agricultural land from development. This site should be removed from Conwy LDP for perpetuity.
Change Sought: Remove the housing contingency site allocation at Nant-y-Gamar Road.

Summary We object to the contingency housing allocation on Nant-y-Gamar Road.
This is yet another step towards loosing Bodafon Fields as prime agricultural land, green belt and wild life site.
We are amazed that our counsellors have voted for this plan without being fully aware of the restriction on this land.

Summary I object to the proposed contingency housing allocation at Nant-y-Gamar Road.
In addition to this land being within the proposed green wedge it is also designated as prime agricultural land protected under the National Assembly Policy
Planning document.
The LDP clearly states that before protected land is considered for development all other inferior quality land must be utilised first.
The proposed development should be refused or withdrawn immediately and the proposed green wedge preserved.

Summary I object to the inclusion of 1.8 hectares of Bodafon Fields for housing development.
Not only does it contravene the protection afforded prime agricultural land by the Welsh Assembly Government it also conflicts with the Planning Director's
Report in May 2006 that other forms of inappropriate development on the Bodafon fields would be resisted.
Bodafon Fields are recognised as a landscape conservation area and the field is classified as Grade 3A which should be protected from development, these
facts do not appear to be mentioned in the LDP documents.
This would set a precedent for future development of the field.

This site is designated as prime agricultural land protected under the National Assembly's Policy Planning Wales document. It states that land graded 1, 2
and 3a is a scare resource and must be protected from development.
Change Sought: Remove the contingency housing allocation at Nant-y-Gamar Road.

Summary This proposal to include Bodafon Fields in the LDP should be rejected for the following reasons:
1. Serious traffic congestion
2. The current demographic population in Llandudno remains static
3. This site is Grade 3A arable land
4. It would reduce the viability of the farm
5. It is not a big enough site for development
6. The need to redevelop brownfield sites should be top priority
7. It would be a blot on the landscape
8. It would give the green light to develop the rest of the field
9. It would be of no benefit to the town

The National Assembly's Policy Planning Wales stated that land graded 1, 2 and 3a is scare and must be protected. There is no mention of the grade of the
field and this should have been protected as green belt land.
Llandudno is a tourist destination and the oases of green and calm is a welcome relief from the new retail park.

Designated as prime agricultural land which is protected under the National Assembly for Wales: Planning Policy Wales document
The site is part of the Green Wedge
Planners are guided by TAN6 and there is no evidence that his guidance has been followed.

Summary I write to register my strong objections to the proposed developement of 65 houses on Nant-y-Gamar Road.
1 This site is a Green Wedge.
2 Nant y Gamar Road is already quite heavily congested due to vehicles from Ysgol Gogarth and Roslin.
3 The land at Bodafon is designated as Prime Agricultural land.
4 I understand that the viability of Bodafon Farm has not been subject to evaluation.
5 This propoasl appears to be the start of merging Craig y Don with Craigside.
This proposal should be urgently reviewed and the housing developement removed from the LDP.
