Summary We support the allocation <strong>of</strong> site 384: L<strong>and</strong> West <strong>of</strong> Penmaen Park, Llanfairfechan.<br />

With reference to the Key Issues Impacting on the Plan Area site 384 assists in:<br />

Overcoming the high levels <strong>of</strong> constrained l<strong>and</strong> as the site is sustainably located within the settlement <strong>of</strong> Llanfaifechan.<br />

Accommodates a sustained housing growth <strong>and</strong> promotes a balanced age structure.<br />

Contributes to the provision <strong>of</strong> affordable housing.<br />

Summary We residents <strong>of</strong> Llanfairfechan, totally deplore any proposal to include the attractive green field sites at Penmean Park <strong>and</strong> Aber Road in the LDP. There is<br />

absolutely no need for 345 new dwellings in Llanfairfechan <strong>and</strong> these 2 prominent areas <strong>of</strong> high l<strong>and</strong>scape value must be preserved.<br />

Summary We, residents <strong>of</strong> Penmaen Park <strong>and</strong> Penmaenmawr Road, totally condemn any proposal to include this area <strong>of</strong> outst<strong>and</strong>ing l<strong>and</strong>scape value in the LDP. This<br />

high quality agricultural l<strong>and</strong>, together with numerous mature oak trees, provides an attractive <strong>and</strong> important backdrop at the entrance to Llanfairfechan. Any<br />

plans to develop this l<strong>and</strong> would be sacrilege <strong>and</strong> destroy the rural character <strong>of</strong> Llanfairfechan.<br />

Summary I wish to raise an objection to the inclusion <strong>of</strong> this parcel <strong>of</strong> l<strong>and</strong>:<br />

Llanfairfechan already has sufficient housing to accommodate its needs.<br />

There will be added pressure upon the infrastructure, social amenities, school <strong>and</strong> drainage system.<br />

The lovely views would be completely spoilt by an unslightly estate.<br />

There is an inadequate supply <strong>of</strong> employment in Llanfairfechan.<br />

Change Sought: Remove the allocation at West <strong>of</strong> Penamen Park, Llanfairfechan.<br />

Summary As a resident <strong>of</strong> Llanfairfechan I am concerned about the potential impact <strong>of</strong> 250 additional houses.<br />

This will put further pressure on already congested main roads making access for parking particularly difficult. Other concerns I have centre <strong>of</strong> how the local<br />

Health centre/doctors surgery will cope with the influx <strong>of</strong> patients. Furthermore there will be a need to extend education, policing <strong>and</strong> fire resources.<br />

I am also worried about the use <strong>of</strong> Green Belt l<strong>and</strong> for 2 <strong>of</strong> the proposed sites. Once green belt l<strong>and</strong> becomes available for building there are no longer any<br />

boundaries.<br />

Change Sought: Remove the housing allocation at West <strong>of</strong> Penmaen Park, Llanfairfechan.<br />

Summary I object on the following grounds:<br />

Approaches to the village would be spoilt <strong>and</strong> traffic would be increased dramatically at peak times.<br />

The loss <strong>of</strong> the Penmaen Park field would reflect badly on the village. Penmaen Park is appreciated by many locals <strong>and</strong> visitors to the area.<br />

The loss <strong>of</strong> the field adjoining Caefynnon Road would also be detrimental to the village.<br />

Already there are many houses which have been on the market for sale for a considerable period <strong>of</strong> time. There is certainly no dem<strong>and</strong> from the residents <strong>of</strong><br />

Llanfairfechan to justify so many houses being built.<br />

Change Sought: Delete site.<br />

14422 Cyngor Tref Llanfairfechan Town Council (Mrs Einir Shepherd) [2076] 1 Object<br />

Summary This particular site is located immediately adjacent to the entrance to Llanfairfechan, the significance <strong>of</strong> the site as green open space should be taken into<br />

consideration.<br />

Not only is the loss <strong>of</strong> open space regrettable but it is also considered that any form <strong>of</strong> development on this l<strong>and</strong> will be constrained by the nature <strong>and</strong><br />

topography <strong>of</strong> the l<strong>and</strong> itself <strong>and</strong> asks the questions whether a significant number <strong>of</strong> dwellings can be achieved within the site or not, should it even be<br />

considered as l<strong>and</strong> designated as suitable for devlopment at all?<br />

Change Sought: This greenfield l<strong>and</strong> should not be developed where other sources <strong>of</strong> housing provision can be considered on existing brownfield l<strong>and</strong> within the town.<br />

13529 Watkin Jones Homes (Mr Goronwy Owen) [879] 1 Object<br />

Summary Remove this allocated housing site from the list <strong>of</strong> allocated housing sites within the plan as it is uncertain whether the site is deliverable within the plan period<br />

due to proposed improvements to J15 <strong>of</strong> the A55. The site is not available now as detailed within the site assessment sheet.<br />

This site area also includes an area <strong>of</strong> woodl<strong>and</strong> <strong>and</strong> provides high tide feeding area for Curlews during winter month. Both <strong>of</strong> these should be protected.<br />

Change Sought: Policy HOU/1 Section 1A - Remove this allocated housing site from the list <strong>of</strong> Urban Development Strategy Area sites within the plan <strong>and</strong> allocate the site for<br />

Highway Improvement Works.<br />

Summary This site is located within the built up area, the significance <strong>of</strong> the site as green open space should be taken into consideration. It is considered that the loss <strong>of</strong><br />

this area <strong>of</strong> open space will result in the significant loss <strong>of</strong> l<strong>and</strong>scape features (mature established trees/rural character) that separate <strong>and</strong> define the existing<br />

clusters <strong>of</strong> urban development within this particular area <strong>of</strong> town. Any form <strong>of</strong> development on this l<strong>and</strong> will be constrained by the nature <strong>and</strong> topography <strong>of</strong><br />

the l<strong>and</strong> itself <strong>and</strong> asks the question whether a significant number <strong>of</strong> dwellings can be achieved within the site.<br />

Change Sought: Delete site.<br />

Summary Remove this allocated housing site from the list <strong>of</strong> sites within the plan as it is uncertain whether the site is deliverable within the plan period due to proposed<br />

improvements to J15 <strong>of</strong>f the A55. The site is not available now as detailed within the site assessment sheet.<br />

Allocate the site for Highway Improvement Works.<br />

This site area also includes an area <strong>of</strong> woodl<strong>and</strong> <strong>and</strong> provides high tide feeding area for Curlews during winter montohs. Both <strong>of</strong> these should be protected.<br />

An alternative site is available in the village.<br />
