Summary We support the allocation of site 384: Land West of Penmaen Park, Llanfairfechan.
With reference to the Key Issues Impacting on the Plan Area site 384 assists in:
Overcoming the high levels of constrained land as the site is sustainably located within the settlement of Llanfaifechan.
Accommodates a sustained housing growth and promotes a balanced age structure.
Contributes to the provision of affordable housing.

Summary We residents of Llanfairfechan, totally deplore any proposal to include the attractive green field sites at Penmean Park and Aber Road in the LDP. There is
absolutely no need for 345 new dwellings in Llanfairfechan and these 2 prominent areas of high landscape value must be preserved.

Summary We, residents of Penmaen Park and Penmaenmawr Road, totally condemn any proposal to include this area of outstanding landscape value in the LDP. This
high quality agricultural land, together with numerous mature oak trees, provides an attractive and important backdrop at the entrance to Llanfairfechan. Any
plans to develop this land would be sacrilege and destroy the rural character of Llanfairfechan.

Summary I wish to raise an objection to the inclusion of this parcel of land:
Llanfairfechan already has sufficient housing to accommodate its needs.
There will be added pressure upon the infrastructure, social amenities, school and drainage system.
The lovely views would be completely spoilt by an unslightly estate.
There is an inadequate supply of employment in Llanfairfechan.
Change Sought: Remove the allocation at West of Penamen Park, Llanfairfechan.

Summary As a resident of Llanfairfechan I am concerned about the potential impact of 250 additional houses.
This will put further pressure on already congested main roads making access for parking particularly difficult. Other concerns I have centre of how the local
Health centre/doctors surgery will cope with the influx of patients. Furthermore there will be a need to extend education, policing and fire resources.
I am also worried about the use of Green Belt land for 2 of the proposed sites. Once green belt land becomes available for building there are no longer any
boundaries.
Change Sought: Remove the housing allocation at West of Penmaen Park, Llanfairfechan.

Summary I object on the following grounds:
Approaches to the village would be spoilt and traffic would be increased dramatically at peak times.
The loss of the Penmaen Park field would reflect badly on the village. Penmaen Park is appreciated by many locals and visitors to the area.
The loss of the field adjoining Caefynnon Road would also be detrimental to the village.
Already there are many houses which have been on the market for sale for a considerable period of time. There is certainly no demand from the residents of
Llanfairfechan to justify so many houses being built.
Change Sought: Delete site.

Summary This particular site is located immediately adjacent to the entrance to Llanfairfechan, the significance of the site as green open space should be taken into
consideration.
Not only is the loss of open space regrettable but it is also considered that any form of development on this land will be constrained by the nature and
topography of the land itself and asks the questions whether a significant number of dwellings can be achieved within the site or not, should it even be
considered as land designated as suitable for devlopment at all?
Change Sought: This greenfield land should not be developed where other sources of housing provision can be considered on existing brownfield land within the town.

Summary Remove this allocated housing site from the list of allocated housing sites within the plan as it is uncertain whether the site is deliverable within the plan period
due to proposed improvements to J15 of the A55. The site is not available now as detailed within the site assessment sheet.
This site area also includes an area of woodland and provides high tide feeding area for Curlews during winter month. Both of these should be protected.
Change Sought: Policy HOU/1 Section 1A - Remove this allocated housing site from the list of Urban Development Strategy Area sites within the plan and allocate the site for
Highway Improvement Works.

Summary This site is located within the built up area, the significance of the site as green open space should be taken into consideration. It is considered that the loss of
this area of open space will result in the significant loss of landscape features (mature established trees/rural character) that separate and define the existing
clusters of urban development within this particular area of town. Any form of development on this land will be constrained by the nature and topography of
the land itself and asks the question whether a significant number of dwellings can be achieved within the site.
Change Sought: Delete site.

Summary Remove this allocated housing site from the list of sites within the plan as it is uncertain whether the site is deliverable within the plan period due to proposed
improvements to J15 off the A55. The site is not available now as detailed within the site assessment sheet.
Allocate the site for Highway Improvement Works.
This site area also includes an area of woodland and provides high tide feeding area for Curlews during winter montohs. Both of these should be protected.
An alternative site is available in the village.
