Summary We, residents <strong>of</strong> Llanfairfechan, totally deplore any proposal to include the attractive green field sites at Penmaen Park <strong>and</strong> Aber Road in the LDP. There is<br />

absolutely no need for 345 new dwellings in Llanfairfechan <strong>and</strong> these 2 prominent areas <strong>of</strong> high l<strong>and</strong>scape value must be preserved.<br />

Summary Protection <strong>of</strong> good quality agricultural l<strong>and</strong>. Remove this allocated housing site from the list <strong>of</strong> housing sites within the plan as it uses up good quality Grade<br />

3A agricultural l<strong>and</strong> contrary to the Council's own policies. Alternative lower quality l<strong>and</strong> is available on the periphary <strong>of</strong> the village.<br />

Change Sought: Policy HOU/1 Section 1A - Removal <strong>of</strong> this allocated housing site from the list <strong>of</strong> Urban Development Strategy Area sites within the plan as it uses up good<br />

quality Grade 3A agricultural l<strong>and</strong> contrary to the Council's own policies.<br />

Summary As a resident <strong>of</strong> Llanfairfechan I am concerned about the potential impact <strong>of</strong> 250 additional houses.<br />

This will put further pressure on already congested main roads making access for parking particularly difficult. Other concerns I have centre <strong>of</strong> how the local<br />

Health centre/doctors surgery will cope with the influx <strong>of</strong> patients. Furthermore there will be a need to extend education, policing <strong>and</strong> fire resources.<br />

I am also worried about the use <strong>of</strong> Green Belt l<strong>and</strong> for 2 <strong>of</strong> the proposed sites. Once green belt l<strong>and</strong> becomes available for building there are no longer any<br />

boundaries.<br />

Change Sought: Remove the housing allocation opposite Bryn y Neuadd, Llanfairfechan<br />

Summary Proposed residential development on this site has been refused twice in the past few years on the grounds that the site is located within part <strong>of</strong> a field which is<br />

separated from the built settlement.<br />

We consider that there will be significant loss <strong>of</strong> l<strong>and</strong>scape features within this area <strong>of</strong> open countryside which is objected to on visual amenity gounds <strong>and</strong><br />

there are concerns on the impact that any residential devloppment on this site will have on the setting <strong>of</strong> the adjoining Conservation Area.<br />

Change Sought: This greenfield site should not be developed where other sources <strong>of</strong> housing provision can be considered on existing brownfield l<strong>and</strong> within the town itself.<br />

Summary I object on the following grounds:<br />

Approaches to the village would be spoilt <strong>and</strong> traffic would be increased dramatically at peak times.<br />

The loss <strong>of</strong> the Penmaen Park field would reflect badly on the village. Penmaen Park is appreciated by many locals <strong>and</strong> visitors to the area.<br />

The loss <strong>of</strong> the field adjoining Caefynnon Road would also be detrimental to the village.<br />

Already there are many houses which have been on the market for sale for a considerable period <strong>of</strong> time. There is certainly no dem<strong>and</strong> from the residents <strong>of</strong><br />

Llanfairfechan to justify so many houses being built.<br />

Change Sought: Delete site.<br />

Summary Remove this allocated housing site from the list <strong>of</strong> housing within the plan as this site would be ideal for the development <strong>of</strong> a new school for the village <strong>and</strong><br />

would satisfy the requirements <strong>of</strong> the School Modernisation Report - BP24. Including this site as an allocated housing site will remove the potential for the site<br />

to be used for the new school.<br />

Allocating the site for the new school - this would also improve parking <strong>and</strong> highway concerns associated with parents dropping <strong>of</strong>f <strong>and</strong> collecting children<br />

from the school in the middle <strong>of</strong> the village.<br />

Change Sought: Policy HOU/1 Section 1A - Remove this allocated Housing site from the list <strong>of</strong> Urban Devlopment Strategy Area sites within the plan <strong>and</strong> allocate the site for a<br />

new school.<br />

Summary Proposed residential development on this site has been refused twice in the past few years by Conwy CBC (application reference 0/32335) on the grounds<br />

that the site is located within part <strong>of</strong> a field which is separated from the built settlement <strong>of</strong> Llanfairfechan by woodl<strong>and</strong> <strong>and</strong> trees <strong>and</strong> would create a precedent<br />

for urban sprawl being injurious to the visual amenity <strong>of</strong> the open countryside <strong>and</strong> lead to the removal <strong>of</strong> strategic l<strong>and</strong>scape features which may be harmful to<br />

nature conservation <strong>and</strong> to the setting <strong>of</strong> the nearby Conservation Area.<br />

Change Sought: Delete site.<br />
