Raising the pr<strong>of</strong>ile <strong>of</strong> these sites, whilst keeping them under the radar, flags to developers the willingness <strong>of</strong> CC to develop them.<br />

These sites are L<strong>and</strong>scape Conservation Areas in the Gwynedd Structure Plan, Green Barriers in Conwy UDP <strong>and</strong> represent development outside the<br />

settlement area. They are prime agricultural l<strong>and</strong> <strong>and</strong> constitute a loss <strong>of</strong> existing greenfield l<strong>and</strong>.<br />

There is no evidence <strong>of</strong> housing need in this settlement.<br />

Summary In terms <strong>of</strong> the L.D.P. itself, I have spoken up on several ocassions with my genuine concerns about the actual housing numbers proposed <strong>and</strong> wish to<br />

formally place on record my firm objections to these numbers. We do not want to see the mass destruction to our green field sites <strong>and</strong> I consider these<br />

current proposals to be massive over development <strong>and</strong> is not supported by any tangible evidence.<br />

Summary Include c<strong>and</strong>idate site 435 within the plan.<br />

This site has been previously assessed however it was removed due to highway <strong>of</strong>ficers concerns regarding the network <strong>and</strong> capacity problems. The existing<br />

highway problems in the village are caused by illegal parking <strong>and</strong> as such could be resolved by robust action by the relevant authorities. A traffic assessment<br />

has been carried out <strong>and</strong> is attached.<br />

The site could be completed in phases with suitable highway improvement works or following relocation <strong>of</strong> the school from the centre <strong>of</strong> the village. The site is<br />

deliverable in the short term with access from Gorwel Estate.<br />

Change Sought: Allocate site 435 for housing.<br />

Summary The established need for 6,800 houses is too ambitious for a county <strong>of</strong> our size to absorb. Travel to work time <strong>and</strong> cost are existing barriers to low wage<br />

employment being sustainable <strong>and</strong> affordable for existing unemployed residents. There is no significant employment development opportunities proposed<br />

within the LDP to meet existing need. Without this <strong>and</strong> with in-migration to take up new houses, total unemployment levels will soar <strong>and</strong> potentially the long<br />

term unemployed will be further disadvantaged. There are no proposals to upgrade the highways infrastructure to accommodate such high inward migration.<br />

Change Sought: Reduce the proposed housing level.<br />
