Summary We object to the proposed development of 60 houses to be located in the field between Merton Park, Cwm Road and
behind 22-36 Y Berllan.
We further object to there being any housing development whatsoever in this area.
With an already adequate housing stock within the locale, we see no benefit to increasing this provision which will serve only to damage our precious rural
landscape whilst also increasing vehicular congestion.
Change Sought: Remove the housing allocation at Cwm Road, Penmaenmawr.

Summary I object to the proposed site for sixty dwellings on Cwm Road, Penmaenmawr:
The Y Berllan is very conjested now by parked cars on either side of the road.
Winter time is a problem with snow and ice causing many problems on a continuous hill.
Eight houses look directly onto this field with peaceful views.
There is access to a public footpath to the village, this is only access to single traffic. There is also a public footpath which many ramblers and local people
use.
Graiglwyd Road is very narrow and winding with no footpaths.
Change Sought: Remove the housing allocation at Cym Road, Penmaenmawr.

The access is not defined and the road network is substandard.
Flooding is an issue as this site whenever there is heavy rainfall.
The local sewerage works already has problems with hydraulic overload.
The proposed affordable housing corrupts and dilutes the current social mix.
The site is prime agricultural land and impacts on a High Quality Landscape Area.
The site is part of the green wedge.
It would errode the aim of protecting the Welsh language.
The local school, doctors and community facilities would not be able to cope.
Change Sought: Delete site and reduce housing figure.

Summary I would like to object strongly to the proposed plans to build 60 houses in the field between merton park, cwm road and behind 22- 36 y berllan.
Penmaenmawr is a beuitifull village with lovely green fields. We need to keep it a village or it will lose all its charm, and become a town with little fields.
I have lived in Penmaenmawr 37 years and care about the community, and worry what will hapen in the future if houses get built everywhere. There are plenty
of houses for sale in the village. Please think about the future.

Summary I consider that Merton Park Road is already a dangerous road with it's steep hill and bends. It is often reduced to single lane with the raodside parked vehicles.
If the proposed development results in increased traffic, particularly heavy vehicles during the construction stage, then you will have created a real traffic
hazard.

Summary I object on the following grounds:
Limited vehicular access - Merton Park and Craiglwyd Road are already dangerously overloaded. Access to the development site by emergency vehicles
would also be extremely difficult.
Drainage difficulty - The area above the site is wet and has drainage problems.
Primary school places - additional primary shcool places would be difficult to find.
Employment opportunities - The scarcity of jobs in Penmaenmawr means the residents would have to travel to work. There is no evidence of a housing need
for additional people.
