SECTION FOUR - SPATIAL POLICIES, KEY DIAGRAMS AND SUPPORTING DEVELOPMENT CONTROL POLICIES
4.2.2 Housing Strategy Statement, Policy HOU/1 MEETING THE HOUSING NEED, Opposite Bryn Rodyn, Old Colwyn
Rep No Name People Type
19174 Mr H G Fetherstonhaugh [4519] 1 Support
Summary We support the allocation of Site 344, Opposite Bryn Rodyn, Dolwen Road, Old Colwyn as a contingency site, but wish to take this opportunity to detail the
deliverability of the site ahead of other sites.
With reference to the Key Issues Impacting on the Plan Area site 344 assists in:
Overcoming the high levels of constrained land as the site is sustainably located within the settlement of Old Colwyn.
Accommodates a sustained housing growth and promotes a balanced age structure.
Contributes to the provision of affordable housing.
14169 Mr Alan Whitehead [631] 1 Object
Summary This piece of land has been removed from the plan as buildng land but still remains as a contingency in the event of other land being unavailable.
This we strongly disagree with because none of the reasons for complaint that were originally made have been changed in anyway.
Change Sought: Delete site.
14431 Mr Andrew Jones [39] 1 Object
Summary I object as follows:
Lack of public consultation, documents expensive and written in planning terminology, website confusing.
The assessments of the sites are untrue, the land is outside the settlement and is not semi rural.
The land is designated as 'special landscape value'.
Bus services are inadequate.
Sites are in open countryside.
Plot 355 has a high pressure gas main running through it.
The road leading to the sites has severe restrictions.
Access to amenities is very poor.
Have a variety of aminal species and plant life.
The original size of Plot 355 has doubled.
Unacceptable burden on infrastructure.
Change Sought: Delete site
14059 Mr & Mrs John and Pat Smailes [2029] 1 Object
Summary We object on the following grounds:
Traffic safety on dolwen Road on the section approaching the 30mph signs.
How can this road possibly sustain an increase in traffic of this magnitude in such a dangerous place? We are only 2 cars - you are creating a problem with
potentially 300+ cars.
Further down the road is the entrance for Ysgol Bryn Elian and also Ysgol Ty Gwyn Jones, both of which already have serious traffic concerns on a daily
basis.
Change Sought: Delete site.
14393 Mrs Heather Abrahams [2021] 1 Object
Summary The site included in the original LDP did not meet the soundness tests as it is not in a green belt area, there is a main gas pipe running through the field
(confirmed in writing to me by United Utilities who are unaware of the inclusion of this site in the original LDP/revised LDP) and there are serious highway
issues which is the reason the site on the opposite side of the road was rejected from the original LDP.
Change Sought: Delete site.
14061 mr david tomlinson [3905] 1 Object
Summary My main objections are;
These are green field sites. Surely there are brown field sites.
Natural habitats with their own unique flora and fauna need to be protected for future generations.
Has an environmental impact study been carried out ?
2 sites have now been identified whereas there was only 1 site in the original.
Building this many homes in a small area would destroy the character.
Traffic on Dolwen rd would massively increase.
Access to the proposed sites is poor.
Local services eg schools , doctors , dentist etc would be put under added strain.
Change Sought: Delete site.
