Summary Plan unsound as it will not produce 6800 dwellings due to-
1.Limited number of new sites expected to produce and sell a high numbers of dwellings. Not realistic.
2. Overdependency on windfall sites,
3. Dependency on purchase of empty dwellings.
The allocation of contingency housing sites at the present time will assist in attaining the housing target.
The contingency housing sites be allocated for housing now to ensure 6800 new dwellings by 2020.
Change Sought: Mostyn Estates Limited propose that the contingency housing sites plus possible other sites be allocated at the present time to ensure the completion of 6800
new dwellings by 2022

Summary It is with deep concern that I write to strongly object to the proposal of the farmland known as Esgyryn Site to be developed for housing.
This is prime agricultural land which is being swallowed up in development.
We already experience a great deal of traffic coming down the lane off the roundabout on the A470 - with a further 120 houses it would be extremely
unacceptable.
There are several large areas in Llandudno Junction which are an eyesore - cannot development be put to better use there rather than using green belt land
which everyone enjoys.
Change Sought: Remove the housing allocation at Esgyryn Site.

Summary We are concerned about the proposed development of Esgyryn Site mainly because of the possible effect on the wild life.
These are mature oaks and hedges supporting a varied population of insects and birds. Also there are several bats to be seen feeding on insects flying above
the hedges at certain times of the year. Winter visitors on the fields are Redwings and Fieldfares.
Surely a better use of this greenfield land would be for food production?

Summary I object to the amount of new housing proposed for Llandudno Junction.
Planning permission has already been granted for 420 houses. Where are these new people going to find jobs?
Esgyryn site is agricultural land, green and beautiful.
If you must build at all it should be only to create jobs and only if it would lead to at least 2000 well paid jobs.

Summary I object to the housing allocation at Esgyryn, Llandudno Junction:
Topography - the land slopes steeply down to our properties so new buildings will overlook quite considerably.
The run-off can be extremely heavy and causes the ditch behind our boundary to fill up and overflow.
Boundaries - what sort is envisaged, what height and who would maintain?
Hedges - at present all maintained - who would do this.
Arable Land - fields are used by farmers.
Allotments - have the authories considered this?
Traffic - the cul-de-sac is not a suitable access point.
How are employment numbers calculated?
Change Sought: More information required before the authority can reach satisfactory plans for all concerned.

I purchased my house for the uninterupted views of the countryside knowing that the government has a policy of not developing greenfield sites.
I feel that the development will have a very negative effect on the enjoyment I get from my garden and will have a significant negative impact on the current
value of my home.
The idea of bulldozing some of our most precious agricultural land to erect a mixed housing, business area and eyesore is environmental vandalism.
