Summary Only one site for 40 flats identified in the main resort town <strong>of</strong> <strong>Ll<strong>and</strong>udno</strong>. Plan depends on 629 windfall houses <strong>and</strong> purchase <strong>of</strong> empty dwellings which are not<br />

guaranteed.<br />

Propose allocation <strong>of</strong> contingency sites to ensure completion <strong>of</strong> housing target.<br />

Change Sought: Mostyn Estates Limited propose that the contingency housing sites plus possible other sites be allocated at the present time to ensure the completion <strong>of</strong> 6800<br />

new dwellings by 2022.<br />

Summary The <strong>of</strong>ficer comment for this site states that "the EA have modelled climate change scenarios to show that the flood risk for this site can be managed <strong>and</strong><br />

therefore development will be acceptable." This is not correct - we have not done any modelling work in this area. The <strong>Ll<strong>and</strong>udno</strong> Inundation modelling was<br />

undertaken by HR Wallingford under contract from Conwy CBC.<br />

Change Sought: The above modelling work shows that the site is acceptable for development using current day scenarios, however the effects <strong>of</strong> sea level rises associated<br />

with climate change will need to be considered for the lifetime <strong>of</strong> developments. The report considers a 50 year sea level rise for <strong>Ll<strong>and</strong>udno</strong>. We suggest that<br />

100 years would be more appropriate for residential dwellings.<br />
