Summary Only one site for 40 flats identified in the main resort town of Llandudno. Plan depends on 629 windfall houses and purchase of empty dwellings which are not
guaranteed.
Propose allocation of contingency sites to ensure completion of housing target.
Change Sought: Mostyn Estates Limited propose that the contingency housing sites plus possible other sites be allocated at the present time to ensure the completion of 6800
new dwellings by 2022.

Summary The officer comment for this site states that "the EA have modelled climate change scenarios to show that the flood risk for this site can be managed and
therefore development will be acceptable." This is not correct - we have not done any modelling work in this area. The Llandudno Inundation modelling was
undertaken by HR Wallingford under contract from Conwy CBC.
Change Sought: The above modelling work shows that the site is acceptable for development using current day scenarios, however the effects of sea level rises associated
with climate change will need to be considered for the lifetime of developments. The report considers a 50 year sea level rise for Llandudno. We suggest that
100 years would be more appropriate for residential dwellings.
