I object to the inclusion of the above site. The proposal is inconceived.
Landscape - the site is surrounded by a number of mature trees.
Highway- the proposed access is off a highway that has a minimum width of 3 metres and no pavements.
Density - the proposed density is far in excess of the surrounding houses.
Flooding and Drainage - the site is subject to flooding.
Protected Species - the site is occupied by bats and great crested newts.
Affordable Housing - the high abnormal costs of developing the site would reduce the viabiity of incorporating affordable housing.
Change Sought: Delete the housing allocation at site 456, East of Llanrwst and replace with a more suitable alternative.

Summary I write to express by objection to the possibility of forming an access to the above proposed development on Town Hill which runs parallel to Abergele Road
for the following reasons:
1. Town Hill is a single track land which becomes even narrower on the upper end. There is often congestion on the land in its present form with no passing
areas.
2. The current draining of rainwater is very unadequate as water flows like a stream down the hill during heavy rain.
For these reasons I firmly believe the lane is totally inadequate for any further volume of traffic.
