Summary Llysfaen village has absorbed a significant number <strong>of</strong> new dwellings in the past 20 years. The current road infrastructure could not cope with the proposed<br />

new housing on the l<strong>and</strong> in front <strong>of</strong> the Old Rectory. Pentregwyddel Rd is unsuitable <strong>and</strong> dangerous due to the gradient, narrowing <strong>and</strong> blind bends. Also it is<br />

impossible for 'heavy' vehicles to pass one another. There are badger trails crossing Pentregwyddel Rd. The school is almost at full capacity now.<br />

Change Sought: <strong>Site</strong> to be deleted from the proposed LDP.<br />

Summary We are concerned that the draft framework has identified l<strong>and</strong> to the south <strong>of</strong> the buffer zone as suitable for housing.<br />

Whilst this l<strong>and</strong> lies outside the buffer zone <strong>and</strong> would not experience blast vibration in excess <strong>of</strong> that stipulated by the planning permissions relating to the<br />

operation <strong>of</strong> Raynes Quarry it is possible that the occupants <strong>of</strong> dwellings may perceive vibration resulting from quarry operations. This in turn may result in<br />

complaints being made to the MPA with regard to the quarry's operations despite operations being fully compliant with planning requirements.<br />

Change Sought: Remove the housing allocation adjacent to the former Rectory, Llysfaen.<br />

Further to our discussion at your Offices in Cstle Sreet earlier this afternoon, theabove Community Council wishes to nominate the Daniel Office Works <strong>Site</strong>,<br />

<strong>of</strong>f Clobryn Road, Llysfaen, as an alternative LDP site in Llysfaen, replacing the Rectory Field site.<br />

Summary I object to the housing allocation adjacent to the former Rectory, Llysfaen.<br />

Every single home next to the field will suffer loss <strong>of</strong> privacy because they are lower than the field.<br />

There is no need to build on greenfield sites, there are plenty <strong>of</strong> brownfield sites available.<br />

These houses will not be used by the younger generation but people from Liverpool who want to come <strong>and</strong> live cheaply by the sea.<br />

The fields should be used as a tourist attraction.<br />

Summary Represents a loss <strong>of</strong> important open space <strong>and</strong> adversely affects the setting <strong>of</strong> listed buildings St Cynfrans Church (Grade 2*) <strong>and</strong> Church House (Grade 2).<br />

This represents over development <strong>of</strong> a significant area <strong>of</strong> the village.<br />

The site is unsuitable by reasons <strong>of</strong> surface pr<strong>of</strong>ile <strong>and</strong> access.<br />

Infrastructure <strong>and</strong> facilities are unsufficient to support further development.<br />

LDP is not sound.<br />

Summary 1. <strong>Allocation</strong> amounts to over-development <strong>of</strong> village.<br />

3. <strong>Site</strong> not suitable for development having regard to access <strong>and</strong> gradient.<br />

4. Village has limited infrastructure <strong>and</strong> narrow roads.<br />

5. Over-development having regard to village facilities.<br />

LDP is not sound with this site included.<br />

This is a site unsuitable due to access onto Pentregwyddel Road, its gradient is also steep making this unsuitable.<br />

It's a greenfield site outside the existing settlement.<br />

Obvious evidence <strong>of</strong> badger trails from the rectory l<strong>and</strong> <strong>and</strong> a natural feeding <strong>and</strong> flight area for bats.<br />

Loss <strong>of</strong> parking when funerals/weddings at nearby church.<br />

Change Sought: Delete site.<br />
