2) It would generate over development due to building in the area <strong>and</strong> spoil an area <strong>of</strong> natural beauty.<br />

3) Approach roads would not be capable <strong>of</strong> carrying a large increase in traffic volume - creating the necessity for further development.<br />

4) The area has its own historical interest which should not be interfered with.<br />

5) The area is in regular use for agricultural purposes <strong>of</strong> grazing <strong>and</strong> arable requirements.<br />

My grounds for objections are as follows:<br />

1. The l<strong>and</strong> is part <strong>of</strong> the separation zone - green wedge between communities.<br />

2. Over development - considerable building in the area already taking place/completed by Anwyl, McBride <strong>and</strong> Wimpey.<br />

3. Traffic implications for Marl Lane <strong>and</strong> Pentywyn Road junction.<br />

4. Implications regarding the protection <strong>of</strong> historic l<strong>and</strong>scapes.<br />

5. This l<strong>and</strong> is part <strong>of</strong> a working farm.<br />

Summary We are much concerned re the plans to build houses on green belt l<strong>and</strong> Marl Lane/Pentwyn Hill . This area is well built up <strong>and</strong> does not need more houses. It<br />

is a very busy road, more houses mean more cars, the junction at Marl Lane will become a hazard. Also there is a school farther down the hill <strong>and</strong> at school<br />

times will become Treacherous. Please consider carefully before you proceed with this plan.<br />

Summary We object for the following reasons:-<br />

This is a green wedge between two built up locality.<br />

There has already been excessive building <strong>and</strong> over-development causing traffic problems.<br />

Having regard to the known l<strong>and</strong> values in the vicinity it is inconceivable that this l<strong>and</strong> could ever be used for affordable housing within the currency <strong>of</strong> this<br />

LDP.<br />

The stated requirements for house building l<strong>and</strong> is totally arbitrary <strong>and</strong> the likely need has not been adequately demonstrated. Moreover there are already<br />

large numbers <strong>of</strong> houses for sale or to rent.<br />

This is high class agricultural l<strong>and</strong> with historic l<strong>and</strong>scape value.<br />

Summary I object as follows:<br />

Inadequate facilities for residents.<br />

Open play facilities for children <strong>and</strong> young people reamin as they were 30 years ago, in fast there has been a pro-rata reduction.<br />

Community facilities have been lost <strong>and</strong> not adequately replaced.<br />

Deganwy would benefit greatly by a reassessment <strong>of</strong> the traffic flows in the village. At present, there is no intention <strong>of</strong> most <strong>of</strong> the traffic using Deganwy to<br />

either visit or shop. By routing <strong>Ll<strong>and</strong>udno</strong> bound traffic to the Esgyryn A470 route, Deganwy would revert to a far more pleasant environment for shoppers <strong>and</strong><br />

visitors.<br />
