1) The land is part of the community separation zone 'Green Wedge'.
2) It would generate over development due to building in the area and spoil an area of natural beauty.
3) Approach roads would not be capable of carrying a large increase in traffic volume - creating the necessity for further development.
4) The area has its own historical interest which should not be interfered with.
5) The area is in regular use for agricultural purposes of grazing and arable requirements.

Summary I am writing as a resident of Pentywyn Heights to object to the proposed housing plans at the junction of Pentywyn Heights and Marl Lane.
My grounds for objections are as follows:
1. The land is part of the separation zone - green wedge between communities.
2. Over development - considerable building in the area already taking place/completed by Anwyl, McBride and Wimpey.
3. Traffic implications for Marl Lane and Pentywyn Road junction.
4. Implications regarding the protection of historic landscapes.
5. This land is part of a working farm.

Summary We are much concerned re the plans to build houses on green belt land Marl Lane/Pentwyn Hill . This area is well built up and does not need more houses. It
is a very busy road, more houses mean more cars, the junction at Marl Lane will become a hazard. Also there is a school farther down the hill and at school
times will become Treacherous. Please consider carefully before you proceed with this plan.

Summary We object for the following reasons:-
This is a green wedge between two built up locality.
There has already been excessive building and over-development causing traffic problems.
Having regard to the known land values in the vicinity it is inconceivable that this land could ever be used for affordable housing within the currency of this
LDP.
The stated requirements for house building land is totally arbitrary and the likely need has not been adequately demonstrated. Moreover there are already
large numbers of houses for sale or to rent.
This is high class agricultural land with historic landscape value.

Summary I object as follows:
Inadequate facilities for residents.
Open play facilities for children and young people reamin as they were 30 years ago, in fast there has been a pro-rata reduction.
Community facilities have been lost and not adequately replaced.
Deganwy would benefit greatly by a reassessment of the traffic flows in the village. At present, there is no intention of most of the traffic using Deganwy to
either visit or shop. By routing Llandudno bound traffic to the Esgyryn A470 route, Deganwy would revert to a far more pleasant environment for shoppers and
visitors.
