Summary Council officers have indicated that this site is proposed for a car park to serve parents dropping off and collecting children from the adjoining schools. This
site is not proposed for housing.
Housing site should exclude proposed parking area. Proposed car park should be allocated for transport use.
Change Sought: Omit small area of land allocated for housing off Derwen lane opposite Ysgol Creuddyn and replace with a transport/education allocation. See attached plan.

Summary The two areas near the Creuddyn and Glanwydden school sites classified as contingency housing areas represent a creeping extension to Penrhyn Bay
which itself is almost entirely residential. Facilities such as medical and schools are already at their limits.
Change Sought: A more suitable zone for new housing could be the area in Mochdre located on the south side of the road leading from Colwyn Bay to the A55/A470 junction
at the Black Cat. This area is close to the area of employment opportunity and has access to Colwyn Bay along the existing collector road.

Summary The Town Council welcome the sites removal from the LDP as a main site for housing development but object to its inclusion as a contingency site on the
same grounds as the objection submitted in 2009:
1. Any development does not protect the unique natural environment.
2. The pressure on the wildlife habitat as the site is close to a site of special and scientific interest
3. Increased traffic and increase in noise odour and noxious emissions
4. The site is a working dairy farm and is prime agricultural land.
5. The pressure on local services particularly schools.
Change Sought: Delete site.

Summary I would encourage the council not to allocate housng on the other side of Derwen Lane as it will intrude on the old landscape conservation area.
Further intrusions into the Glanwydden valley will have a considerable impact on the wild life of the area.
This area of North Wales depends on tourism for its livelihood. Can you encourage Mostyn Estates to be more imaginative about developing their lands for
tourism and not just for housing.
Change Sought: Remoe the contingency housing allocation at Derwen Lane.
