Summary We object as follows:
Overdevelopment of Tier 1 Main Village
Badgers and wildlife will be disturbed
The area releases Raydon Gas
It is ancient pastureland
Adjacent and part of the Historic centre of the village amongst listed buildings
Ancient rights of way
Congestion caused by extra vehicles
Highway infrastructure is not adequate
The school area is already congested
Close to a working quarry
Will not enhance the local character of buildings, hertiage and open space
Lack of employment opportunities
Loss of open space

Ecological issues regarding badgers.
Greenfield site outside existing settlement.
Village has limited and narrow roads.
The LDP is not sound with this site included.

Summary The proposed development at the Rectory gardens would change the actual look and feel of the village.
Site is not suitable for development having regard to gradient and access onto Pentregwyddel Road.
Site is too sensitive given setting of the church and would cause loss of open space between the historic buildings at the centre of the village.

Summary Our village is far too small for more houses to be built.
Local school is at present at capacity.
Local amenities are limited.
Public transport is already very poor.
Roads are already far too narrow to accommodate more traffic.
We want our village to stay a village not turn into a small town.

Historic part of the village normally classed as centre with the Church and village hall at the heart.
Development we know is not for local people, but will be allocated to incomers which has happended in the past with other site & brings with other social
problems.
Devaluation of houses already occupied by Local people.
The village hall is well used fro various activities which would be affected by building of new housing estate on its doorstep.

Summary I think the houses shouldn't be built at all there is a danger to families, the roads are not fit to take the traffic. Why should you be allowed to take our Green
Fieldsfor houses. We don't need them, they will be left empty as there is no work or money in Wales and the Council will buy them and put people from all
over.

Summary Llysfaen is a small village with insufficient facilities to cope with more housing. New houses have been built over recent years that have resulted in busier
roads. Over crowding in Ysgol Cynfran which was over crowded 20 years ago when I attended as a pupil. Green space is now at a premium in the village.

Summary The existing highways provision locally is already under pressure from existing residents.
Dolwen/Pentregwyddel Roads not suitable for walking. Access/egress on these routes would cause additional congestion.
The proposed site would have a detrimental effect on the historic centre of the village and its environs.
There is enough social/affordable housing already. Village bordered by two estates.
LPG gas is expensive to run.
The local school will not accommodate increased numbers. Already use a protacabin due to overflow and any extra buildings would reduce recreational
facilities.
Number of village shops not sufficient to cater for extra demand.

Summary In July 1994, the inhabitants of Llysfaen where assured by the Colwyn Borough Council that the individual identity of Llysfaen as a village was to be retained.
It was no longer to be regarded for planning purposes, as a 'sub-area' of Colwyn Bay.
The building of houses on the Rectory field will upset the tranquility of the area containing the listed buildings of the Church, Village Hall & Rectory. This has
been used for grazing for countless generations.
