Summary Will completely destroy the Marian.
Road safety for the children on Peulwys Estate. Schools closing due to moderisation. It was deemed unsuitable in 1997 so why is it suitable now?
The estate will flood/need new sewerage system. Destroy wildlife. Our rural area is slowly disappearing.

Our water supply pipes run accross the proposed development site and our water meter is sited by the hedgerow near the Council Estate.
Lack of infrastructure, bus service, shops, school, doctors, police, gas service, sewage system.
Disturbance of wildlife in particularly badgers.
The areas will be grossly overdeveloped.
Will redifine the character of the village and disturb the views.
There are about four more pieces of grassland around our area, if this site goes ahead the owners of the grassland will probably follow suit.
Rock blasting from the quarry.
I like star-watching and the night sky will be havily polluted

I feel that this is another overdevlopment of the area, it would take away that green belt buffer zone, between Llysfaen and Old Colwyn.
Any housing development should be beneficial to the area of its proposal, I don't think this is.

School is not big enough to accomodate more children.
The existing road network is already udner pressure from existing residents and could not cope with extra usage from more houses being built.
Pentregwyddel Road is too narrow for extra volume of traffic.
The poposed site would have a huge impact on the historic centre of the village resulting in the character of the village being lost.
Finally Llysfaen already has its share of affordable housing and other sites throughout the County should be sought.

There aren't enough facilities for the youngsters, more anti-soscial behavour, more kids drinking on the streets.
There will also be more traffic on the estate which in turn could make an unsafe environment for our kids and more parking problems.

We object on the following grounds:
1. Important Historic Village.
2. Unsuitable road structure and many roads have no pavements.
3. Water table not able to support more houses.
4. School access is not good.
5. Site unstable due to working quarry, ground moves when blasting.
6. Many new modern houses unsold.
7. Nothing here to attract young people, work/enterntainment
8. Local people cannot afford to buy, we would be surrounded by commuters or famililes that no other council desires to have.
